We’ve been dealing with lead in our apartment and the building management have been very difficult to work with. It is unclear when Rudin became aware that some apartments may have lead paint, but it does not appear that anyone has been proactive about it and may have even chosen to ignore it until the city stepped in. We are extremely disappointed with how it has been handled when lead is a toxic and harmful substance and we have a young child. We’ve had to constantly ask for information and updates, and were often left with no responses for weeks. Moving completely out of our apartment for weeks has been an extreme inconvenience and taken up so much of our time, and it does not feel that has been acknowledged by management. I know this is universally felt by many residents in the building and we are all very upset and frustrated with how this has been handled. While it’s not legally mandated, it also feels very irresponsible that Rudin is not proactively telling residents, especially those with young children, to get their apartments tested. For the amount we pay in rent and the high standards Rudin claims to hold, this has been handled extremely poorly. I would like to add that we have only had positive experiences with our doormen and facilities staff, they are wonderful.

If you want to raise rent then the apartment to the building finishes to offerings need to match.

We returned from vacation on Dec 23rd and the night temperature in the apartment was 66-67 degrees. This was not resolved until December 30th. This indicates that there was no coverage capable of resolving this issue.

Ardis has been a disappointment. His presence is invisible and, perhaps because of that, the staff has taken a step backwards. To be clear, everybody is nice. The issue is that many staff members spend more time talking in their phones (Bobby) than opening doors or getting packages. Too many times Henry watches me open the door for myself when he is standing right by the entrance. While the fault is their own, it is also the fault of Ardis who is never (visibly) around and allows this level of unprofessionalism. Also, the elevator floor is almost always dirty. This is one of the first things any guest or resident sees and is a terrible reflection on the building. Again, where is Ardis? This is an obvious fault of leadership. I could give another ten examples but the point is that a premier Rudin building like 241 CPW should be managed in a more professional way. I am happy to speak directly if helpful.
