My wife and I recently rented a property managed by Action Properties, and overall, we had a positive experience during our stay. The house was delightful and spotless upon move-in, making a great first impression. One of the standout aspects of our rental experience was the property management company's responsiveness. Whenever we had any requests or concerns, they promptly addressed them, ensuring a smooth and hassle-free stay. Knowing they were always available to assist us when needed was reassuring. The location and condition of the house were excellent, and we genuinely enjoyed living there during our rental period. The property management company's efforts in maintaining the property certainly contributed to our overall satisfaction. However, we encountered an issue with the company's move-out policy, which left us uneasy. The policy included a mandatory cleaning fee, automatically deducted from the security deposit upon move-out. While this may seem standard in some cases, it may run afoul of California state law. Under California law, security deposits are meant to be refundable, and any deductions from the deposit must be reasonable and itemized, accounting for actual damages or unpaid rent. If the mandatory cleaning fee is non-refundable, as stated in the policy, it goes against the legal requirement for security deposits. Despite our otherwise positive experience, this move-out policy left us concerned about the potential violation of state laws and our rights as tenants. We recommend that future tenants be careful about this aspect and seek clarification from the property management company regarding the legality of their move-out policy before signing any agreements. In conclusion, our stay in the house managed by Action Properties was enjoyable, and we appreciated their responsiveness and the property's cleanliness. However, the move-out policy's mandatory cleaning fee raised some red flags for us, possibly conflicting with California state law.
