I think communication with the tenants would be helpful. Even if the request can't be tended to at the moment at least telling the tenant a projected timeline or some kind of status will reduce frustration towards the maintaining

I am pleased with the work that was done. The maintenance team was awesome. They were very responsive and helpful. The job was completed. Great team work!

Demand that the maintenance staff do their job properly. It seems they only want to do the easiest jobs and not the most difficult ones. Personally, in my apartment, to replace a water heater, I had to wait about three weeks and call more than six times.
