As an out of state owner of a rental it has been important to have a trusted company to manage my property. I have had excellent service from Blue Fox managers for several years. I've generally been very happy with your service over the years. It did make my life easier, and I was happy to pay the fees associated for the peace of mind it provided. It was especially important to me as a home owner who lives a good part of the year outside of the country. The only concerns about using your service in the future came up recently. There was a water leak requiring repair, and the BF response was too slow for such a problem. In the end, I had to find my own help to repair the leak. The delays seemed to have as much to do with the usual difficulties in finding help that would come out to a rural area as anything, but nonetheless, I would hope/expect BF might have some preferred providers to work with that could respond in a timely manner. Another issue was in the final reconciliation of my account. The tenant did not pay the final month's rent, though they remained at the house for two weeks past the 1st of the month. Of their $1000 dollar deposit, BF retained $300 that the client owed in "late fees", along with the usual 10%, leaving $630 for me. I'm sure that the fact that the total of the "late fees" are owed to BF, and not the home owner are in the contract, but nonetheless this left a bitter taste. As well, someone is in possession of the $300 I was required to place in escrow. It may be the prior management company, it may be BF; I don't know. In any case, it reflects badly on the industry and makes me suspicious of the industry as a whole. Finally, in trying to contact the company, I have not uncommonly of late gotten automated "Out of the office" responses in return. Service level has gone down.

We are renting for the first time with Blue Fox Properties and the transition has been great. They got the tree in the front of our house trimmed in a timely fashion with a great company.
