I am submitting a formal complaint regarding severe mail mishandling and unprofessional behavior at Canyon Flats in Reno, NV. The leasing office held my package for over two weeks without any notification or locker placement. When I went to retrieve it, I was forced to wait over 45 minutes and was met with hostility and obstruction from co-manager June, who refused to hand over the sign-in clipboard sitting directly in front of her behind the counter, only to rudely blame me for not signing it 20 minutes into my wait. Staff used annual "turnover" as an excuse for this breakdown in basic operations. While property manager Nick is approachable, June’s conduct is unacceptable, and I urge PeakMade corporate to enforce standard package logging protocols and address front-desk accountability immediately.

This place has been horrible under this new management. There has been issues from packages, new policies and things inside our unit as well. There was homeless people sleeping in our study room over night. Been multiple instances where there has been human feces on the floor and throughout the staircase. One bright spot is rocky in maintenance. But if I could give this spot a 0 out of 5 stars then I would. I have been very unhappy how the billing works. As far as knowing how much the bills are each month. I want to be clear I would never refer this building to anyone.

PLEASE call me right away at 925-519-2384.My son Spencer Horton was planning to move in this Thursday but for some unknown reason he was assigned the wrong apartment.We need this resolved before he can move in. This is time sensitive.He signed up with his friends Wyatt and Jacob. He received a confirmation email that they were sharing a 3 bedroom apartment.And then his apartment assignment was randomly changed. We did not change it.We need this issue resolved before moving his things which we have scheduled for Thursday.I have left several phone messages. We have been told a manager would be getting back to us, but nobody has. This lack of communication is very frustrating.We cannot get ahold of a live person. Please help.Scott Horton

I have been trying to reach the leasing office for almost 2 weeks. I have called for an hr straight while on my drive home and no answer. I have been calling, my son has been calling. I have left several messages with your automated system “SAM” for a manager to return my calls and still nothing. I can understand being busy but this is unacceptable for no return calls and no one to answer the phone at any time of the day, this is ridiculous. My son has also sent email and still no response. I am expecting a call back from a manager.

I am disputing the $100 Green Fee and $85 Telecom Fee charged to my account.My move from Unit 375-B to Unit 475-C on August 3, 2026 was an internal unit transfer, not a lease renewal. My previous lease was still active and had an end date of July 31, 2027, as shown on the Financial Move-Out Statement.The $100 Green Fee and $85 Telecom Fee are specifically listed as renewal fees, but I did not renew an expired lease. I transferred units during the same existing lease term as previously arranged with management.I was also told during the transfer process that these charges would be removed. I am requesting that both the $100 Green Fee and $85 Telecom Fee be removed and my current balance adjusted accordingly.Also I was charged for August 3 twice one in the old unit and one in the new unit.

Have been without wifi for almost an entire week despite sending multiple emails regarding this issue.

I am disputing the $105 Turn Paint Fee. The photos show patched nail holes that I repaired before move-out, and I understand those areas may have needed to be painted. However, I do not understand why I was charged for a full walls and ceiling repaint. The documentation does not identify damage beyond the patched areas or any damage to the ceiling. Please provide documentation explaining why a full walls and ceiling repaint was necessary.

I have been charged for repainting and damage to my walls, but I uploaded pictures of the damages when I moved in and did not cause them. I took over someone's lease for the spring semester, and an inspection may not have been done, as all the damage was there when I moved in and I uploaded pictures to the portal as part of my move in. Also, I moved out before the rest of my roommates and left no trash, and am being charged for cleaning and "trash removal" for $56. I am unable to upload more than 3 photos, so I have attached a document.

Your charging me 100 for “trash removal” and 125 for “heavy cleaning” I have a video of the way I left my apartment and it was clean and nice there’s no reason for such charges(I’ll have to email the video since it’s to large to upload here)

Hello PeakMade Customer Care,I am reaching out regarding a concern with my upcoming housing assignment at Canyon Flats Reno.Throughout the summer, my roommates and I repeatedly communicated our preferred roommate group to Canyon Flats. We were under the impression that our requested roommate arrangements would be considered during the placement process. However, when assignments were released, the placement did not match the roommate preferences we had previously submitted. Plus, when roomates assingments released one day before we were all supposed to move in.Two of our roommates we specifically requested was placed in a different apartment/unit, while additional roommates were assigned to us instead. We are concerned because we made these requests multiple times before placements were finalized and feel that our preferences were not properly considered.I am requesting that PeakMade review this situation and determine whether our roommate assignment can be adjusted so that our original roommate group preference can be honored if possible.Please escalate this matter to the appropriate regional manager or housing supervisor for Canyon Flats Reno. I would appreciate a response regarding what options are available before move-in.Thank you for your time and assistance.Aiden Brookes
