I moved out of my larger unit #3235 on November 22, 2025 because this was the first time in my nine years with CubeSmart that the 20% price increase that went into effect in October wasn't mitigated. I'd like to first highlight the exceptional service I received Michael Jones, who was the regional manager of my location. Starting in 2022, I began speaking with Michael Jones about once every nine months or so, whenever I was notified about the price increases on my two CubeSmart units. Michael would take the often 17-20% proposed rate increase and usually bring it down to a more manageable 7-8% rate increase. I found Michael Jones to be both a professional and an interesting guy to talk with each time I interacted with him. He was focused on building a long-term relationship. While Michael couldn't mitigate a price increase a month ago, it was still gracious of him to try as my store is no longer under his regional portfolio, and I'm guessing that the new regional management of my location wasn't amenable to a rate mitigation this time. I'd also like to highlight the excellent service I received from the original general manager of my store, Nita Murray, and the subsequent general manager, Kyle Mclaskey. I only interacted with them a couple of times a year, but they were always helpful, responsive and a pleasure to work with each time. Prior to my interactions with Michael Jones, both Nita and later Kyle would mitigate the price increases that occurred every nine months or so to a more manageable level. And whenever I'd chat with them a couple of times a year, Nita and Kyle did an excellent job each time. Unfortunately, my experience with the subsequent general manager Mimi Brown was the exact opposite experience. Mimi was curt, with very poor customer service skills and extremely poor follow-through. Regarding the new current general manager Aiden, I've only interacted with him in the last couple of months during my move-outs, and he's been super friendly. I think he would have been a good general manager had I stayed. The one suggestion for area of improvement for Aiden would be on follow-through. When I moved out of my 3124 unit in September and my 3235 unit in November, both times Aiden mentioned to me on the days of my moveouts that hed send me an e-mail confirmation later that day. And both times I had to call to follow-up a few days later to ask for the e-mail confirmation. One of the reasons that Michael, Kyle and Nita rank high is that I never needed to make that second call with them. As far as recommending CubeSmart to others, I put 5 down for a reason. And that’s because I'd likely recommend CubeSmart to a friend who has a very short-term storage need, but I wouldn't for one with a long-term storage need. As I mentioned above, CubeSmart has some outstanding employees (such as Nita, Kyle, Michael Jones), and it could be a great solution for a friend to meet one of these employees at one of your locations and secure a spot for 3-9 months without dealing with unpredictable price increases. On a long-term basis, I just moved out of my unit less than 10 days ago because the 20% increase wasn't mitigated this time around. I would have stayed had the price been mitigated to a 7-8% increase as it usually has been, so it's difficult to recommend when I just moved to another vaulted storage at a much cheaper price. On a long-term basis, there is too much outsized price instability, and there is also inconsistency in the customer service experience as mentioned above.

Everything was always clean and the parking/loading area was clean and no trash sitting around. Always carts available and I felt security measures were solid.

You increased my rent by $50 and then $75 every six months throughout my time there without any change, let alone improvement, in facilities. I'm sure this is your business model – you know how expensive and time consuming it is to move to another storage unit. I moved out because despite the expense and stress of it all, I felt extremely taken advantage of by you, CubeSmart. I moved to a unit provided by another company that friends and family have used for for over a decade without having endured this same manipulation and price gouging, boiling-the-frog garbage. Shame on you.
