Subject: Formal Demand for Refund and Resolution – Unit #288 (Fire Rd, Egg Harbor Township, NJ)To Whom It May Concern,I am writing regarding CubeSmart Storage Unit #288, located on Fire Road in Egg Harbor Township, New Jersey, to formally request a full refund of all storage fees paid during our tenancy, in addition to the $155 “pay and vacate” fee paid on March 24, 2026.According to your records, we secured this unit on March 16, 2025, and maintained the rental through our vacate date of March 24, 2026. Throughout this period, we relied on CubeSmart’s representation that the facility would be maintained in a condition suitable for storage, including your stated commitment to providing a “well-maintained facility.”During the course of our tenancy, we also received notice of periodic rate increases, which were presented alongside assurances of a well-maintained facility. These increases further reinforced our expectation that the unit would be properly maintained. The condition of the unit at vacate, however, did not reflect that standard.As of today, March 24, 2026, we entered into a pay-and-vacate agreement, approved by the district manager, and were required to vacate the unit by close of business. Due to these time constraints, our efforts were focused on removing our belongings within the required timeframe, which we successfully achieved.However, upon accessing the unit and inspecting our belongings, it became immediately apparent that the storage conditions fell well below acceptable standards. The unit and its contents had been subjected to severe contamination and deterioration over time. Our belongings were covered in mice droppings, excessive dirt, dust, and debris, along with visible mold and mildew growth. In addition, many items showed clear signs of moisture exposure and water damage, indicating that the unit was not adequately sealed or maintained to prevent intrusion from environmental conditions or pests throughout the duration of our rental.As a direct result, a substantial portion of our belongings has been rendered unusable and permanently damaged, including clothing, bedding, furniture, shoes, household goods, medical equipment, and irreplaceable sentimental items.While we understand that storage units are not guaranteed to be climate-controlled or entirely free from environmental exposure, the conditions observed go far beyond normal or expected risks and reflect a failure to maintain the unit in a clean, sanitary, and usable condition. Nothing within those terms permits conditions such as pest infestation, excessive contamination, or prolonged moisture intrusion, all of which indicate a failure to maintain the unit at a basic, usable standard.Based on our payment history, we paid a total of $897.02 over the course of our tenancy, in addition to the $155 vacate fee paid at move-out. Given the condition of the unit and the resulting loss of our property, the unit was effectively unfit for its intended purpose throughout the duration of our rental.Accordingly, we believe it is reasonable and justified to request a full refund of all payments made, totaling $897.02, along with the additional $155 vacate fee, for a total refund request of $1,052.02. This payment was made in good faith under the assumption that we would be able to retrieve our belongings in reasonable condition; that assumption was clearly not met.We request that refunds be issued to the original form of payment for each transaction where possible. For any payments made in cash, or where refund to the original method is not feasible, we authorize the remaining balance to be refunded to a single debit card, which we can provide upon request for processing. We are also open to discussing additional compensation in order to reach a fair and amicable resolution.We would prefer to resolve this matter directly and without escalation. I can only speak tot he Cubesmart on Fire Road. The manager, Stephen , made it very easy and he was always professional, available, and handled any problems / concerns we had in a courteous manner.

I like the storage facility and the fact that it was clean and well maintained, I didn't care for the fact that the nearest office personnel were at another location.
