Doud Realty Services (DRS) has done a great job of managing my rental property. All tenant interaction is handled by DRS including any required repairs or maintenance. The property is kept in good shape and tenant turnover is handled quite well. They also proactively do market analysis to keep me informed of current market conditions. This makes my decision making much easier when it comes to setting rent and approving tenants. The one area that has room for improvement is the bookkeeping. The owner statement is sent out each month when the owner payment is sent. Any account records that happen between the owner payment date and the end of the month are not included on the statement and I need to request a special statement if the beginning and ending balances do not match month-to-month. I would prefer a monthly statement to be issued at the end of every month so all transactions are always listed. My understanding is that this is the way the Appfolio accounting service works and DRS does not have the option to change the automatic statement date within the service other than issuing a manual statement upon request. Additionally, both tenant and owner books are kept in one account. DRS handles certain transactions for the tenant that have nothing to do with the owner. This leads to confusion on a rare occasion in the keeping of my records. When there is some confusion, DRS is quick to answer my questions and correct any error if necessary. Overall, Doud Realty Services has consistently taken good care of my property and the lease management since May of 2016. I recommend their services to other property owners who need a manager for their rental property.

Nothing to complain about so far

The last 2 maintenance request are both incomplete. The heat is in emergency mode and doesn't work. Nor does the air condition. The roof is only partially repaired and continues to leak.
