The apartments are marketed as "luxury," and the rent certainly reflects that, but the day-to-day experience no longer matches that standard.Here are some of the main issues:1. The hallway carpets are consistently dirty and worn, giving the building an unkempt appearance.2. Residents regularly leave trash in the hallways, even when it isn't trash pickup day. As a result, the hallways often smell like decomposing food and garbage, which is unpleasant and unhygienic.People leave dipers outside their doors and smells are terrible.3. The parking gate is frequently broken, making it unreliable and creating security concerns.4. Cars have been vandalized, and packages are often stolen from the Amazon Hub, making residents feel unsafe.5. The gym has noticeably deteriorated over the years. Equipment is not properly maintained, several spinning bikes are broken, exercise mats have disappeared, and other equipment is missing or in poor condition.6. People does not pick uo after dogs and walking around becomes a huge challenge, there is dog poop everywhere.Overall, living here no longer feels like living in a luxury apartment community. Considering the premium rent, the property should be much better maintained, with greater attention to cleanliness, security, and resident amenities.

Predatory towing practices. I pay monthly to park my vehicle. My car was towed by mistake. I was out of town on a personal matter. Cane back to my car missing. Had to pay $1024. Jas and Nelly in the office lied to me . Jas said my car was not towed. Both agree it was a mistake . Nelly was trying to get my $1024 back . It’s been a week. The management's sucks. Parking/ towing procedures is on a cases by case basis. Totally unregulated,

It is mostly good to live here. While there are many upsides, I can think of downsides like rent is on the higher end, and walls are thin, so it is so easy to hear loud neighbors, dogs barking and then food smell. I have also encountered with dog poop in common areas and dog furr in corridors and elevators. I recognize it is not the Embark office issue, but more like people issue.

Good service, Meryl Qi was very knowledgeable of the surrounding environment and the amenities offered at the apartment, she also knew of the surrounding Asian grocery stores which was helpful to know.
