Olivia has been a great property manager. She is quick to respond and takes care of things quickly. However, the contract maintenance company Cadence is terrible. It took almost three months to get our washer fixed after submitting a maintenance request. Cadence was very slow to respond to inquires about the status of our maintenance request, and in some cases did not response at all. Only when I brought the issue to Olivia's attention did they respond and finally complete the repair. Overall we've been happy with Guide with the only major downside being the maintenance.

I have enjoyed having Christian as our property manager. Christian is very helpful, easy to deal with, and friendly. He made our move smooth and stress free.

Olivia Erickson has been wonderful to work with. Even though I can imagine that she is very busy, she’s always quick with her responses and seemingly genuinely cares about her job, the property, and the opinions and experiences of the tenants.

very responsive, but disappointing that i was quoted $65 to charged a light bulb when i offered to provide the bulb, and simply could not safely reach the ceiling without a tall ladder.

I love living here and I find the maintenance and property management very helpful and friendly. However, it would be nice if main areas were cleaned more often, especially in fall and winter. It also would really improve things if the main hallway doors on each floor were prevented from loudly slamming by putting in the device that slows them when they close. It is not great that the back area is not maintained. There should be a trash can and perhaps a doggie bag dispenser. Also the poles/metal pieces sticking up by the back entrances to the backyard are quite dangerous.

I’ve been renting from Guide for 4yrs now and I find the company to be very fair and responsive. I would definitely recommend renting from Guide Property Services.
