Excellent service! Ruben unstopped the kitchen sink on the same day as the maintenance request was submitted. He noticed that the plumbing under the sink was leaking, and replaced the part the next day.

I submitted another request saying there’s no hot water but figured out that now cold is putting out hot and hot putting out cold. Would like this fixed please

Sergio is always quick and efficient. I submitted the request Sunday and he was there at 11am Monday to address it. He needed a part and returned later to finish.

You guys are a disaster. You need to let tenants know when will you be coming in . You need to inform the tenants the time and date and time frame you’ll be stopping by. You can not just keep coming into tenants apartments whenever and multiple times and you shouldn’t touch tenants belongings . I can’t comprehend how uncivilized you all behave. One can be very fooled by nicely composed emails that general manager writes . Emails appear civilized but that’s where civility stops , everything else is a 100% disaster. I don’t have functioning kitchen since November 2025 ( it’s February 2026) the heating unit nearly killed me with carbon monoxide on multiple occasions. Everything is difficult for this management . No sense of urgency, no sense of humility, just total and complete disaster. But the emails are written very professionally and they are just pure lies , I bet the response to this comment is also going to be written very professionally but it’s extremely deceiving since nothing is good otherwise.

This place is a total disaster. Management is a disaster and nothing ever gets done. my heater doesn’t work there’s a huge leak in my kitchen. I had to call 911 because there was a carbon monoxide leak that endangered my life. There’s a dirty sludge coming out of my ceiling in the kitchen and I had to wait over 60 days for anything to be done and now that it’s apparently done, they changed the furnace, but the heater still doesn’t work. They patched up the kitchen, but now it looks ghetto. I think that my dog would do a better job. This building is not worth it. The management is not worth it. Everybody has attitude nobody’s listening to the tenants. It’s just a disaster all around. I’m disgusted at how I have been treated last two months when I was asking for these things to be fixed and they’re still not fixed and I have been sick for two months dragging a chest cold and cough because it’s freezing temperatures in this apartment at night time. It’s all just disgusting and INHUMANE!!

The maintenance team is absolutely and 100% great and responsible and they definitely deliver. !! Maintenance team is great!! Thumbs up!!However!!! it’s the staff in VIVE LA office , general manager and his lazy crew with enormous attitude that has issues with attitude and civility.Very uncivilized and unprofessional bunch of people works in the office of VIVE LA and they are causing stress 100% because of their laziness.They never do their jobs , they always defend themselves and their inability to perform the jobs they are hired to do.Everything is an issue for GM Kipling and his crew . They never follow up on anything, the building is in shambles and they refuse to do anything about it.Missing light bulbs, trash , broken doors and locks and gates , broken pipes and floods , homeless walking and sleeping all over the building, missing packages etc …. It is pointless to talk to them as they are bunch of spoiled entitled children with no common sense or integrity.I will be moving out as soon as I can and I can’t wait to get the heck out of here as I’m beyond disappointed and disgusted with how VIVE LA team treats their tenants.Despicable and insulting.The owners of the building should really look into this case because I’ve lived here for five years and the situation is declining and becoming worse by the day , most tenants left and are leaving….

Sink was clogged because of malfunction of the garbage disposal. It took three days and multiple service requests plus multiple emails to management for anyone to even acknowledge that I couldn’t use my kitchen for days on end . I ended up fixing the problem by myself as it was utterly unacceptable to not be able to have functioning kitchen . On top of that maintenance doesn’t wear shoe covers and walk all over my house with dirty boots. I even left bunch of shoe covers by the door, .. it was ignored.It’s highly disrespectful to tenants.
