On the whole I have been very satisfied with how my property rental has been managed.

Although we have a full management agreement with Leaders ours is a new property and has an NHBC warranty and all of the appliances are on extended manufacturers' warranties as well so Leaders have not been required to manage anything so far. With the benefit of hindsight we did not need a full management agreement.

Excellent, apart from the excessively high charge you make for arranging the annual gas safety check. I have recently purchased three other houses in North Wiltshire. My agent there makes no charge for arranging the gas safety check!

Overall, I was very pleased with the process in letting out 3 of my properties over the past 2 months. Your staff are always helpful and friendly and I am extremely impressed with your in-house rental guarantee policy and, although I have never needed to (and hopefully never will!) claim on it, it seems to be far superior to those offered by other agencies. This was a major factor in me choosing Allan and Bath and I hope the product will not change as a result of the Leaders re-branding In terms of what could be improved, I feel one area is the quality of the photography. It was apparent to me that when Goadsby in Westbourne were marketing 2 other flats in the same block as mine around the same time, their photos on Rightmove were superior those for my flats, and I do know that they were taken by their lettings negotiator and not a professional photography company. I am told that they also managed to rent out both flats in less than a week and I suspect that their photographic marketing would have been a factor in this success.
