The introduction service was satisfactory on letting and the tenancy documentation is to a high standard. The disappointment was the Inventory and Schedule of Condition. It was merely an inventorised list of finishes and fixtures and fittings. There was no qualitative standard mentioned - the inspector always used to comment on the state of repair and decorative standard. This renders the document fairly worthless if it needs to be relied upon in the event of dispute and one then only has recourse to photographs, most of which are too distant. I pointed this out to the section responsible and offered to lend my advice freely (as a retired chartered surveyor) but heard nothing more. This aspect needs improvement.
