I have rented this property out since 2005 with Lords/Leaders. There has been 5 tenancy contracts during this period most of which have been very successful with very little down time between tenancies. I would suggest that one person deals with the Owners from the agency when tenants are leaving and when renewing the tenancy so that communications between Agents and Owners are not misunderstood due to various people being involved in the handling of a ending of a tenancy and setting up a new tenancy. Not reporting to Owners that all is going well causes Owners to feel that Agents do not have their finger on the button as to what is happening to the tenancy.
