The property was in quite a poor state at time of renting, although I accept that the rental price reflects this. The carpets hadn't been cleaned and there are a number of repairs required, such as cracked windows and bath panel. This may well be a reflection of the owner rather than the letting agents though. Contact with the agents has been decent and they do respond to emails swiftly.
