Very satisfied with my new apartment plus residents friendly and seem genuinely happy. Have absolutely no regrets. Also, very impressed with the excellent maintenance staff; courteous, friendly, prompt response and efficient.

Parking is sometimes a problem on activities night due to visitors taking up the space.Dogs should be on a leash at all times.

There are still outstanding requests re: entrance door bldg 2 and exposed electrical in my kitchen backsplash walls.The work order for outdoor trash pile ups were completed, but trash was allowed to sit outside for over a week. Please provide process for regular trash can emptying and cleaning as part of the property upkeep.

The insulation is not good. The noise coming from upstairs is sometimes very disturbing

Our experience at Mera Rhodes Ranch has been excellent. EXCEPT for the water damaged ceiling in our bathroom which has awaited repair for nearly 6 months, despite speaking with both maintenance personnel. We will be extending our lease for another year.

I will be staying because it's too soon for me to have to move again. I work everyday so I miss a lot of the amenities/social activities because I don't get home until 5-6. I'm starting to feel more like I'm in a friendly community but the first few months the people here were very "clicky" as if you were not a part of a group because, like high school, no one would include me when I would go down for a meal. Most of the women would be, no you can't sit here we're saving it for so and so... It's better now. I also thought there would be more in the community in my age bracket, late 50's early 60's, less couples more singles too.

We have very new management and staff (Linda, Brandon and Rachel), and I am impressed with how responsive they have been in their short tenure. Based on that, I rated them as excellent in my survey.Jessica from Sparrow also engaged a group of us on her current visit, and we were thankful for the chance to share ideas with her.A matter I'd like to bring to your attention is that residents need a clear policy on how rent increases are calculated. When viewing the property, Tye told me to expect a 3-4% annual increase, which I found fair. Later however, Sonny let it be known that in addition to market value, there were many factors that went into the calculations--how much you participated in events as well as having a hand in organizing and running them.With a generous incentive to sign a lease, we move in, pay our rent on time, act as good neighbors and contribute to the community. Then we find out just how arbitrary the increases are. Some were as low as 3% while one resident saw their rent increase by 11%. For the residents, as the date of your renewal looms, you wonder what your rent increase will be, and most importantly, whether or not you'll be able to afford it.Also, with an incentive offered to sign a lease, can one be offered as well to renew? (For example, a 15 month lease.)
