We have very new management and staff (Linda, Brandon and Rachel), and I am impressed with how responsive they have been in their short tenure. Based on that, I rated them as excellent in my survey.Jessica from Sparrow also engaged a group of us on her current visit, and we were thankful for the chance to share ideas with her.A matter I'd like to bring to your attention is that residents need a clear policy on how rent increases are calculated. When viewing the property, Tye told me to expect a 3-4% annual increase, which I found fair. Later however, Sonny let it be known that in addition to market value, there were many factors that went into the calculations--how much you participated in events as well as having a hand in organizing and running them.With a generous incentive to sign a lease, we move in, pay our rent on time, act as good neighbors and contribute to the community. Then we find out just how arbitrary the increases are. Some were as low as 3% while one resident saw their rent increase by 11%. For the residents, as the date of your renewal looms, you wonder what your rent increase will be, and most importantly, whether or not you'll be able to afford it.Also, with an incentive offered to sign a lease, can one be offered as well to renew? (For example, a 15 month lease.)

Have had multiple repair issues (new move-in) but have experienced immediate response and resolution. Terry and Leo are true gems to the community!

I am very happy with my apartment and the amenities. I do worry, however, about my rent going up since a few tenants have commented while moving out that their rent increased and they found much better deals elsewhere.

I feel as if I am stretching the limits of my budget already. This is the first time I have rented in almost 30 years and I am less happy with it then I expected to be. The activities offered are not things I ordinarily do. The location is not super convenient for someone who doesn't have a car.That said, the apartment is very comfortable, nicely laid out. The staff is always friendly, and the place is well cared for.

My tour guide she was very helpful informing me of all the amenities and activities, which look very nice and entertaining. She was friendly, answered all my questions. The apartment was clean nicely decorated. I was shown a furnished apartment and unfurnished. Which helped a lot. Thank you for the tour.

It seems that the garbage area is not maintained properly. More than several times I have seen many garbage bags on the ground piled up and not placed in the garbage disposal, which I feel at some point rodents and other animals will start to appear in the area. This is my only issue with the Mera Rhodes Community. I hope this can addressed and properly maintained.

I stated my lease July so I have until May to discuss with you whether to continue or not. But overall I like living here, it’s peaceful and I feel safe here.

Sure wish that building 2 would look more welcoming rather than "unfinish" due to the flat white walls. If art work is not in the budget, then perhaps a more warm paint color.

The frequent changes in staff have made a challenge for the residents here. The specific needs of senior citizens need to be addressed in a more satisfying manner. We would like for staff to be better trained to help provide solutions when we seek them. There have been ongoing issues with the Media Room and the two ice making machines. During the three years that we have lived here, we have asked several times to have the windows in the apartments cleaned. Living on the fourth floor, it would greatly enhance our views. Finally, we felt as though we were misled before moving here that the swimming pool was unheard. That seems like a must for seniors. We are enjoying living here in Las Vegas and we love our home. We look forward to many more years here.
