Competence and Compassion of Personnel Staff should be trained not only in technical skills but also in professional empathy. Residents deserve interactions marked by attentiveness, consistency, and a genuine willingness to resolve issues rather than dismiss them. Competence and compassion go hand in hand in creating a safe and supportive community. 2. Respect for Quality of Life The property should reflect pride in ownership and care for residents’ daily experience. This includes keeping common areas neat, tidy, and safe, as well as addressing visible neglect before it undermines residents’ sense of security and comfort. 3. Delivery of Paid Services Tenants should reliably receive the services they are mandated to pay for each month, such as trash removal and other facility amenities. When services are inconsistent or neglected, residents bear the cost without the benefit, which erodes trust and satisfaction. Overall Recommendation: A focus on personnel competence, compassionate communication, and accountability for property standards and services would meaningfully elevate the quality of life for residents and restore confidence in management practices.

I will offer this in good faith, though I must be honest: much of what I’ve experienced as a tenant in your property has not met even the baseline of professional, ethical, or safe standards. From the outset, the unit had pre-existing hazards, including an unresolved roof leak that actively drips water through a bathroom light fixture. This is not only a serious safety risk but also a clear violation of basic habitability standards. I reported this multiple times, but no proper action was taken. Even more concerning was the complete disregard for ADA-related accommodations. My request to initiate a conversation around reasonable accommodations due to a disability was not only ignored—it was dismissed with condescension by onsite staff. At one point, the office was padlocked, and the person “working” inside refused to provide their name, credentials, or even a method for follow-up, creating a hostile and inaccessible environment. That is not only unprofessional—it’s unlawful. Additionally, the lack of acknowledgment around the hazardous condition in my unit, along with the refusal to formally address or document any of my complaints, has resulted in significant mental and emotional stress. I should not have to beg to be treated like a human being, especially when I am the paying party in a legal agreement. How can you do better? • Start with compliance. Habitability is not optional. Leaks through a light fixture are a fire hazard and a potential electrocution risk. Document and fix issues timely—especially those that pre-date a tenant’s occupancy. • Honor ADA and fair housing law. When a tenant initiates an accommodation request, take it seriously. Provide clear, accessible processes for engagement, response, and follow-through. • Train your staff. No tenant should feel intimidated, dismissed, or gaslighted when asking for basic rights. Equip your team with proper customer service, legal compliance training, and accountability measures. • Be reachable. Locking the office door with no notice or posted contact information is unacceptable. If you’re running a business, operate like one. Finally, know this: tenants talk. Communities share. Your reputation does not rest on flashy photos or automated lease renewals—it lives and dies by the real stories your tenants tell. This is mine.
