Overall, I love living here. It’s in a great location on the corner of town and practically a straight shot to either the interstate, Boulder, or RMNP. It’s great that we have an in-unit washer and dryer as I know this not always the norm. The only negative I have is the amount of people who do not pick up after their dogs even though management provides poop bags. It can be frustrating when I’m walking my own dogs and don’t want them or myself stepping in poop. Other than that, we love living here!

General: There was a cockroach infestation that wasn’t properly managed. We were being grandfathered into a paid parking program. We kept getting passive aggressive emails from management. We were severely overcharged for our apartment.Move-out process: People were nice but we didn’t get specific answers about what we were expected to replace/repair (e.g drip pans). We were charged for helping to prevent further cockroach infestation.

Maintenence marks requests complete without even coming by. Management no longer offers concierge, does not maintain facilities well, is not polite, and insists on maintaining a no smoking policy despite residents being opposed.

I’m extremely disappointed that I had my tour with Patrick, the Assistant Property Manager on 9/19/25 and after all said and done he failed to follow through with requested information regarding specials and availability when he stated he would send over that information in the afternoon to me. I explained I wanted to make a decision on a complex that evening and he assured me he wasn’t busy and would get all the information to me in email. Well here it is Sunday and I still have never received the email from Patrick. I loved the complex but not following through with info to a potential new renter makes me question how much they really want to cater to new guest and even how they treat current tenants. Extremely frustrating.

I’ve had no AC for 4 months and the last maintenance request went without response. Also don’t like that people park in front of the fire hydrant every night, despite the “parking enforcement”.
