As usual, everything was above and beyond the call of duty. Individualized service meticulously provided. Thank you for being there. I only wish I had a bunch of friends with rentals I could refer.

We could not be more pleased with the service we have received year after year. We always stay informed and SSM always uses great judgement when managing and leading our property. We would highly recommend them to anyone.

When I first called to put in the work order for my AC going out after hours on a Sunday, I was asked if I wanted someone to come out that night. I said "Yes, because our house was 80 degrees and starting to get hotter." The answering service said "They would get the message over to maintenance, I asked "If I would get a confirmation that they received my request." The answering service said "Yes I would receive an email", which I never received and said I would also received a call back letting me know they are coming to fix my AC. The answering service then went to hang up before getting any of my contact information, so I asked "Don't you need my email and phone number plus my address?" So they took down my information. About 30 min. went by and I never heard back, I called back the answering service. The man I spoke with told me that "It is not an emergency, only if the temperature in my home was 90 degrees it may then be considered". By this time my home went up to 82 degrees and only would continue to climb, considering I live in Florida where its almost 90 degrees outside. I was very upset because when I first called I was told someone would come out to fix my AC and get confirmation, then I had to call back myself and the same guy told me "It's not an emergency and basically they would get to it when they could the following day". I have 2 young children and My husband and I had to go to work the next day. It was difficult for us to sleep while soaked in sweat. I told the guy form the answering service that my two young children where drench in sweat and even was willing to send photos of the pillows soaked in sweat from my children's head. I am not one to complain for no reason, I am a Property Manager myself and have been in property management since 2011. I am very understanding when it comes to maintenance request and know what's an emergency and what's not. The man I spoke with continue to argue with me stating "AC's going out is not an emergency only if our heat went out". Not sure if he lived in Florida but that is just crazy to me. After much arguing with this man, I explain my feelings and then we ended the call. About 30 min later I received a call from the AC company and they told me a tech. was on his way to my home to evaluate my AC. I thanked them and waited for the tech to come. I then received a call from the answering service and spoke with the same man and he said " Someone is on his way to take care of my AC, that he did not like the way our conversation ended" and wanted to make sure it was taken care of. I thanked him. I am giving a 4 star rating because at first I received two different story's regarding my AC going out being an emergency or not, then the answering service arguing with me and was very rude. But the man did call me back eventually and apologized plus my AC issue was addressed and fix. A little suggestion, maybe your answering service should be re-trained on your company policies plus what is an emergency and what is not in the state of Florida and also how to speak/ treat your tenants.
