I owe $25 for the blinds. While I was living there I requested maintenance to replace the screen on the back of my window. After the work was done and I got back to the apartment the blinds were broken. I did not create the damage.Regarding the carpet, when I moved in the carpet was already stained in a few spots. While I understand the carpets suffered from some wear and tear I do not feel that I should be responsible for the damage that was done prior to moving in. I have a video of the state of the carpet at the time of move in.

I am formally documenting three serious and ongoing lease violations involving Zane, the occupant of Room 731D, which are directly affecting our health, sanitation, safety, and daily living conditions:1. Smoking marijuana/weed inside the apartmentZane continues to smoke marijuana/weed inside the apartment. The smoke and odor spread throughout the shared living areas and directly interfere with our ability to comfortably and peacefully live in the apartment.2. Unauthorized cat inside the apartmentZane is keeping a cat in the apartment that, to our knowledge, is not authorized under the lease. The cat has also contributed to significant sanitation issues within the shared living areas.3. Cat feces, trash, and maggot infestationCat feces/litter and trash have been stored on the patio for an extended period. The situation has now become significantly worse, with maggots coming from the waste and crawling into the shared hall/living area. This is an immediate sanitation and habitability concern that is affecting everyone who shares the apartment. We have contacted the leasing office multiple times and provided photographs and other evidence documenting these conditions. These are not minor roommate disagreements; they involve ongoing conduct that appears to directly violate the lease and is materially affecting our daily living conditions.Despite our repeated complaints, we have only been informed that the matter has been forwarded to Accounts Manager Monica Hart. We have not been informed of any meaningful action taken to correct these conditions, and the problems continue.I am therefore requesting a clear written response explaining what action has been taken regarding our previous complaints, why no lease-violation notice appears to have been issued to Zane in Room 731D despite the evidence we have provided, and what immediate action management will take to resolve these ongoing violations and sanitation concerns.Given that maggots are now entering the shared interior of the apartment from the accumulated waste, I consider this matter urgent and request prompt action rather than another referral without resolution.

Today was suppose to be a great day in my sons continous life of a college student with his closeknit friends. It was not due to the fact thier apartment has so many defects from the front door to the washing machine leaks to mold in the bathrooms to the shower coming off the wall as well other items that need repair. They have attempted to get this place on the maintenance portal but the wifi is down. My son is having problems and as his father i would like an explanation as well a solution to 7 leasors that are paying over 665 a month for an apartment that is hoffific. They have rights to this matter as per NRS CHAPTER 118A. Please get this matter taken care of so these students can worry about classes and not unhealthy living conditions. Please again contact me at your earliest convenience. Thank you

Hello,I have checked the “moving out inspection” of my area and some of the photos that were provided were from previous residents. I have photos of before I moved in of these certain damages that were also uploaded into a portal when I moved in. I just want to ensure that I am not charged for previous “damages” that the highlands has uploaded. I have provided these damages with the time and date of when I moved in.#1: A photo was uploaded of missing carpet in the closet in my room (B). I have uploaded the same damage with time stamp of the missing carpet when I moved in.#2: A photo was uploaded of damage to the right wall in my room (B). I have uploaded the same damage with time stamp of the wall when I moved in.#3: A photo was uploaded of damage to the couch in the common area. I have uploaded the damage with time stamp of the couch when I moved in.#4: A photo was uploaded of damage to the door frame in my room (B). I have uploaded the same damage with time stamp of the frame when I moved in.#5: A photo was uploaded of my mattress in room (B). It was told to have scratches on it which was there as before I moved in as seen in photo. The other “coloring” on the mattress is tiny pieces of foam, not damage. I have uploaded the photo with time stamp from when I moved in.#6 & #7: A photo was uploaded of the carpeting in my room (B). I have uploaded two photos of the same damage with time stamp of when I moved in.Thank you for taking the time to review my dispute. I believe my roommate (room A) will be uploading a different dispute as she arrived before me and took pictures of the conditions of our shared bathroom that will apply to me.Sincerely,Katie Bailey

We informed the complex at The highlands in Reno Feb 2026 we will need to leave in July, we had we upped for the August School year and it wasn't going to happen and Jazlyn was leaving the state. We were informed that there was no Buyout but that we had to find a relet. So we started advertising. We reconfirmed that we will be out in July, both in April and May. The complex accepted our keys and the $500 fee in Early July and NONE of the applicants we send have gone thru. For various reasons, not all declined, but "Not a good fit". Then we learn that we have been advertising and they are charging the new person $100 more than we would have known and they are unwilling to pay $900 for a room/bathroom and communal Living space with 3 additional people. The complex as told applicants we didn't pay the relet fee, which we did, they have said nothing is available, but they have had the keys since mid July and keep telling us not their problem, they will not "advertise" for us. But Nevada LAW requires reasonable effort and this is not happening. We are paying about $800 a month for an apt we don't even have access. Its hard to want to advertise knowing this is what the new people will have to deal with. We are leased and locked in at apartment 521-A

Hi, I lived in apt 621c at the highlands for about 2 years, I’ve never had issues, but the last 3 months of my lease this year I had to leave and live somewhere else because I had a anti-Semitic, violent roommate who was filthy, and the highlands staff told me the only thing they could do was give me one day to move to another apartment, which I did not have time to do, so I just slowly moved my items to a new place when I could avoid said roommate. As far as I am aware, him and his dog have trashed the apartment, ruining the carpet in there, and kicked open my door at one point which severely damaged the frame and door itself. I have documented the damage and sent it to the highlands email, but never recieved a response, so I just wanted to make sure I will not be charged for any messes in the living room or shared bathroom, and that the damage done to my door or anywhere else in my room since I have moved out will be taken from his security deposit instead of mine. Thank you,Anthony Sloane

After signing as the guarantor on my son's lease I downloaded the Student Lease Guaranty Application and Agreement and noticed a typo in my Gross Monthly Income. I called the Highlands directly and they had the proper Gross Monthly Income. I would like to fix this when there is a chance.

I wanted to reach out regarding the washing machine in our apartment (521) which has been out of service for approximately 2–3 weeks. During this time, my roommates and I have had to use laundromats and pay out of pocket to do our laundry, which has been both inconvenient and an unexpected expense. We understand that maintenance issues can happen, and we appreciate any efforts that have been made to resolve the problem. However, because the washing machine is an amenity included with our apartment and it has been unavailable for an extended period, we were wondering if there is any possibility of being reimbursed for our laundry expenses or receiving a rent credit for the inconvenienceWe would be happy to provide receipts from the laundromat if that would be helpful.Thank you for taking the time to consider our request. We appreciate your help and look forward to hearing from you.

Yesterday, I was notified that my apartment was not suitable to live in due to a maintenance issue. They did sprinkler inspections in April of this year (2026) and left a hole in my drywall after the inspection. I put in a maintenance request to get it fixed earlier this month (June) and the maintenance hit a pipe while they were working, getting water into my room, carpets, and belongings. I was not notified of these events until 3 hours later and until the leasing office was about to close. I did not get to try the key for the emergency housing unit after the leasing office was closed, but the key provided for the room did not work. The staff did not confirm that the keys to the temporary apartment provided worked. The Highlands website provides a phone number for an emergency maintenance line that did not contact an after hour maintenance worker. I called 5 times over the span of two hours, and when checking with the leasing office this afternoon they said none of the calls were logged, despite me leaving 5 messages. When asked about the issue with communication the emergency maintenance workers said “sometimes I don’t get the calls.” So it seems to me it’s a known issue that the maintenance after hours line provided on the website doesn’t work and needs to be fixed. Once I got into the unit at 9pm there were another person’s belongings left in the unit as well as mold found in the bathroom. I could not get in contact with anyone about this situation, leaving me on my own to find housing for the night. Today, I went to the leasing office about my concerns with the emergency maintenance and mold and got alarming responses. Monique (the property manager) assured me that she as well as other vendors were at the building until 7:30pm, so their ignorance of my situation is troubling, considering I physically went down to the leasing building twice and called the number 5 times before getting any sort of response. I was also assured the maintenance would "look at the mold" today, but cleaners might not be able to come until tomorrow. I'm now being informed that the cleaners are not able to come until tomorrow at 10am, which is leaving me to find housing again for the night, because it's still an unsuitable environment to inhabit. I would like to break my lease due to the negligence of giving me a clean habitable place to live for multiple nights; an uncertain timeline to move back in to my current residence; as well as the replacement residence being a unit that is less valuable than the one that I currently reside in, but the expectation of still paying the same amount in rent.

I don't have any information or understand what this form is for. We have submitted the apartment BEFORE we were even assigned an apartment. Then I received this dispute form. Dispute for what? Please explain.
