I have not made a final decision on whether I will renew my lease. There are a number of factors to be considered. My lease ends in October. By what date do you require my final decision?As the Admin. is aware, I expressed concerns early in my leasing contract about the noise level emanating from the apartment above me. It was a combination of the heavy gait of the primary occupant and the regular visits of young school aged grandchildren during the school year. Their schedules began early in the morning and continued off and on throughout the day, several days per week.After several conversations regarding the matter, it became apparent that there would be no resolution to the problem in my favor. The situation set the tone from some amount of discomfort on my part, during a very inconvenient time. I have come to believe that some of the issue results from the nature of the construction and inadequate insulation between the floors.The weekend of June 27th, brought more recent concerns, when a water pipe apparently ruptured damaging several apartments in my wing. I understand that a number of residents have had this same experience over the last few years. You will repair the property as needed, but the damage generates some amount of physical and emotional upset, as well as loss of personal belongings that insurance cannot replace.Unrelated to the apartment homes, there is also an unattractive leak by the outside water fountains that has not been resolved. I don't know if it was turned off for health reasons.I indicated in my survey that I do not feel connected to the community. I do not hold The Luxe responsible for the manner in which I choose to interact here. I do enjoy the groups that I join for exercise classes and that is a positive experience for me. Both instructors are very good with the participants. I continue to have responsibilities and activities outside of the complex that are currently my priority.

Maintenance requests are always responded to in a timely manner. The service is always excellent. I receive understandable explanations of the issue.

I was unable to reach the maintenance personnel over the weekend and had to secure outside assistance.

The renewal rental rate seems to be higher than the rate for new residents. Activities for the residents are aimed toward the retired residents not the residents that are still working. When I signed my lease one of the perks that I was excited about was the hair salon, which has been vacant. The activities and themes for the month doesn’t seem to be exciting anymore. The Juneteenth celebration was put together last minute and it was just the standard brunch. The term brunch shouldn’t be use because the majority of the items are breakfast items. The resident led activities are awesome, they are always fun.

Had reviewed an issue with our dishwasher for about 2 weeks, not withdrawing the water from the dishes durning its cycle. All had worked excellent for the 4 years as tenants up unto this point. After the first claim the Maintenance person, soon after checking the issue out came and replaced the band around the door Results the same water retention; but throughly cleansedThe second repairman came, checked it out as well, suggested that our setting to withdraw the steamed water was not turned on. He turned it on, suggested we wait a while to unlock the doorFollowed through, with his suggestions, the same results…. Water yet, on every item.

My toilet handle broke around 9:00pm last Friday night. I escalate request from standard to emergency on rent cafe and tried calling the emergency line but got no assistance until yesterday!

The office team at Luxe is beyond amazing. Deanna was a huge help to my wife in the weeks prior to our moving in. Diana is a primo manager always available. She even furnished us with boxes and personaly brought boxes to our unit on two occasions. She is totally transparent. She made living here one of our main joys. Kevin and Herson always responded promptly with maintenance issues. We really enjoyed the pool and exercise programs.
