I wanted to follow up regarding the condition of the apartment since my daughters moved in on Saturday, 8/15.When we arrived, we were surprised to find a note in the unit explaining that the central AC was not working and that repairs could potentially take several weeks. Portable AC units were provided for the bedrooms, but there is no cooling in the common areas, including the living room and kitchen. The common areas have been reaching approximately 80 degrees throughout much of the day, and cooking makes the temperature even higher.I am paying more than $2,000 per month in rent and was never made aware before move-in that the apartment would be without functioning central AC. Given the length of time the issue may take to resolve, I feel this is something that should have been disclosed before we moved in.There are also several other basic maintenance issues that appear to have existed prior to move-in, including a broken bathtub handle and an exposed electrical outlet. These are issues I would have expected to be addressed before the apartment was occupied.I appreciate that the kids were provided with gift cards, and that gesture was certainly appreciated. However, the gift cards do not address the larger issue that we are paying full rent for an apartment that is currently not fully functional. With temperatures around 95 degrees outside and the apartment receiving significant afternoon sun, the lack of AC in the main living areas is a substantial inconvenience.I am respectfully asking that management consider a rent adjustment or partial rent credit for the period during which the central AC is not functioning. I don't feel it is reasonable to pay the full rental amount when a significant portion of the apartment cannot be adequately cooled.I would appreciate it if you could reconsider the position that there will be no rent adjustment and let me know what can be done to make this situation fair given the circumstances.Thank you, and I look forward to hearing from you.

The management was extremely unprofessional. I called a few weeks ago about signing my lease over in an as is takeover. Later when the time came they said this would not be possible for July. The gentlemen I spoke with was very kind and said they don’t do lease takeovers as is and there would have to be a cleaning fee, later a manager said they do in fact do as is and that it was due to the fair housing law they wouldn’t let me sign over as is and would make us wait til August 15. When I tried to explain that this was contrary to what o had been told by the previous two employees they said they were incorrect and yet could not honor nor rectify their mistake. They were then very condescending and rude both the employee (Lilly) and manager (Patricia, if she really is manager. Then raising their tone with me they said it was not possible to connect me to a property manager or any upper management and they were going to “forward” my email (I have no way of knowing and based on their interactions I would highly doubt this. They persist that there is no way my person taking over the lease can move in despite it being a lose lose for all parties involved including the apartment (they would not get August rent as I have a credit for a free month during August). Their reasoning and excuses for different complaints I had changed constantly and they were incredibly rude. All conversations are recorded per the office. please help me rectify both situations and resolve this matter. If you have any clarifying questions please please let me answer them. Except in case of emergency, the landlord shall give the tenant at least 24 hours' notice of intent to enter and may enter only at reasonable times during normal business hours unless the tenant expressly consents to shorter notice or to entry during nonbusiness hours with respect to the particular entry."INCIDENT STATEMENTOn June 3, 2026, at approximately, three members of management came to my apartment for a scheduled inspection.They knocked on my bedroom door without announcing who they were. I work long hours at the hospital, and I may have overlooked the email sent to me 2 days prior about the inspection. I answered the door wearing only a shirt and boxers. In the student housing, my door is my bedroom door, not the outside door. I informed management that I needed approximately 30 min to one hour to shower, get dressed, and move several boxes before allowing entry. I did not refuse the inspection and intended to allow access after a short delay.Management insisted on entering immediately. When I attempted to close the door, I observed a member of management place a foot in the doorway, preventing the door from closing. During the interaction, a member of management used profanity toward me.As I attempted to close the door, the door was pushed back toward me, making contact with my body. I felt intimidated and concerned by the actions of management and believed my privacy and right to peacefully possess my apartment were not being respected.Because of the situation, I contacted law enforcement and requested police assistance. Officers responded to the scene.I am documenting this incident while the events are fresh in my memory. I remain willing to cooperate with lawful inspections, maintenance requests, and other lawful entries. However, I expect all future interactions to be conducted professionally, respectfully, and in accordance with Nevada law.Any future entry into my apartment must comply with NRS 118A.330 and all other applicable Nevada laws. Chris the new maintenance supervisor was very thorough when checking our lights that previously burnt out and miraculously came back on. He made sure that the lights were retightened and explained what could have caused the problem.

The staff have been very efficient and friendly when taking care of maintenance requests. The rooms are super nice and the property is clean and quiet. The only hard thing is the lack of parking and having to find a place to park outside of the property. Other than that, I’ve loved my stay here so far.

The toilet keeps breaking and the keys get stuck in the door. Maitenance takes forever to actually fix things and even when they do it just breaks again soon after. This place sucks.

Hello, my daughter is a current resident at one of your properties, The Republic, she had recently come into some issues with work and is no longer in a financial space to be able to afford her rent comfortably while being able to afford groceries, car payment, etc. She attempted to contact the office and discuss a lease break but they said there was no way to do so. She is having extreme difficulty finding someone to take over her lease but she simply cannot afford to stay there anymore and her father and I are not in a position to help her pay rent. There must be something that we can do to get her out of her lease so please do get back to me as soon as possible with a solution.Thank you,Suzanne Cournoyer
