Onsite management has denied me (and other 2 roommates) the opportunity to stay in my current unit. We renewed our lease during the renewal / lease extension period for current residents last fall, but they claim that another resident was already given our unit. This never made sense as we were already in the unit, signed an early contract, and were told we had preference to stay in our current unit before anyone else could get into it. Secondly, they are not honoring the price lock agreed upon during the early signing, and have instead raised the rate.We are primarily looking to stay in the current unit for the upcoming 2026-27 lease, instead of being told we need to move to a different unit, as we dont believe our renewal terms have been honored.

I would like to dispute the painting charges. When Nait moved in, the painting was not fresh. The bathrooms and bedrooms had and still have condensation leakage. Dried up water stains all over the walls. I understand we put holes in the wall and the charges to repair those are fair but the painting over the spots in the bedroom and living room I do not feel are fair. The painting of the unit needed to be done anyway. Could you please, kindly, reduce the fee? I appreciate your understanding in the matter.

I am disputing the cleaning fee. The floors were discolored prior to my move-in, and I have dated photos confirming their condition at that time. I will submit the photos screenshotted with the date and time. I have additional photos and videos as well.

I am unaware on how to receive the refund I have been given, I have moved out from Theory about 4 months ago.

The $125 trash charge on my move-out statement include pictures of items that were left in the apartment before my roommate and I moved in. Those items were left by the previous tenants and the pictures were incorrectly dated. None of those items were left in the apartment when we moved out in May. I don’t have a problem with the other charges (small damage fee and electricity), but my roommate and I had nothing to do with the large trash charge.

The Conservice utility final bill statement says the bill ( 3/27-5/31) should be zeroed out with the allotted credit statement, but that is not taken into account on the final Theory statement emailed to me or shown on the theory resident portal.

I dispute the $635 damage charge assessed after my move-out.The photographs provided by management show only minor nail holes, small wall marks, and ordinary wear associated with residential occupancy. There is no evidence of major drywall damage, structural damage, broken fixtures, or other conditions that would reasonably justify charges totaling $635.The report includes two separate paint charges totaling $550. Based on the photographs, the conditions shown appear to require only minor patching and touch-up work rather than extensive repainting. The walls are largely intact, clean, and free from significant damage.I respectfully request documentation supporting these charges, including itemized invoices, labor costs, material costs, and the specific lease provisions authorizing the assessment of these fees.Absent documentation demonstrating actual damages and actual repair costs, I believe the charges are excessive and should be reduced or removed.

Charges assessed to the bathroom cleaning fee are unreasonable. Mold buildup in the bathtub is due to lack of ventilation in the bathroom, the fan was used during each shower. Had proper ventilation been installed, mold buildup would not occur. Toilet cleaning fee is a result of poor water quality, as the streaks come out of the water outlets, this is out of my control unless the building installed a water softener or prevented continuos water discharge when toilet was not in use. This comment applies to the film around the bathtub drain as well. The area around the sink faucet is understandable.

I was given a $350 paint fee due to LED lights on the top perimeter of the wall, which isn't right for two reasons: first, one of my roommates had the exact same lights and was charged less than $100, and second, $350 for a single strip seems incredibly and unnecessarily high.
