I, Luke Rhoa, put my 3 keys in an envelope and put it in the designated area on Wednesday, May 27.

Charges assessed to the bathroom cleaning fee are unreasonable. Mold buildup in the bathtub is due to lack of ventilation in the bathroom, the fan was used during each shower. Had proper ventilation been installed, mold buildup would not occur. Toilet cleaning fee is a result of poor water quality, as the streaks come out of the water outlets, this is out of my control unless the building installed a water softener or prevented continuos water discharge when toilet was not in use. This comment applies to the film around the bathtub drain as well. The area around the sink faucet is understandable.

I was given a $350 paint fee due to LED lights on the top perimeter of the wall, which isn't right for two reasons: first, one of my roommates had the exact same lights and was charged less than $100, and second, $350 for a single strip seems incredibly and unnecessarily high.

We do not feel that a paint charge is warranted. We used small picture hangers with nails, removed them amd neatly filled the holes. Wouldn’t this unit be painted as a normal course of business after a tenant has been in the unit for two years?

Requesting an itemized bill of move out charges. In May, I had a credit of $494 and now it’s stating we owe an additional $13, which means none of my credit applies. I want pictures of Sophia‘s room on what the $500 cost was and an itemized bill

I subletted this apartment for 3 months, mid January-the beginning of April. I never had anything on the walls during my stay so any damage to paint on the walls was completed before my arrival. The items underneath the sink were there the day that I moved in and I am certain belonged to the tenant who would have shared that bathroom with me and then decided not to come back for the semester. I collected my own personal items underneath there. The trash can and toilet brush were mine and I can pay for leaving those behind, but it should not be my responsibility to pay for the walls and the items underneath the sink that were not mine. Thank you for understanding.

The paint damage and leftover items/dirt in the living room are a responsibility of Sofia Kissel. All roommates discussed this and she agreed to pay damages. Please direct any charges other than my bedroom D to Sofia Kissel.

I recently applied for a housekeeping position and was wondering if it’s still available. I have never worked for your company before. I would like the opportunity to be considered for the position as I am looking for a new job.

Subject: Rate Adjustment Request – Theory Syracuse, Lease #14267243 – Thomas AllenDear PeakMade Customer Care Team,I'm a confirmed leaseholder at Theory Syracuse (919 E Genesee St, Syracuse, NY 13210), and I'm writing to request a rate adjustment on my lease.I signed my lease on September 15, 2025 — the first day leasing opened for the 2026–2027 term — for a D2 floor plan at $1,159/month. The same floor plan is now being advertised at $989/month, a difference of $170/month or $2,040 over my lease term.I'm not disputing the validity of my signed lease. I understand that market pricing fluctuates. But as someone who signed on opening day and committed early — which benefits your leasing velocity — a $2,040 gap for the exact same product feels like a penalty for being an early, reliable tenant rather than a reward.I'm asking PeakMade to consider one of the following:1. A lease amendment under Paragraph 4.6 to bring my monthly rate closer to the current market price.2. A recurring monthly concession or credit applied to my account.3. Written approval to find a replacement tenant under Paragraph 23.3 so I can re-lease at the current rate, with a waiver or reduction of the $500 transfer fee given the circumstances.I've already raised this with the on-site property manager at Theory Syracuse, who told me they weren't able to make any adjustments. I'm hoping someone at the corporate level has the flexibility to help.I'm a sophomore at Syracuse University, and $170/month is a significant amount on a student budget. I want to stay at Theory Syracuse and would genuinely like to continue as a happy resident in the community.I'd appreciate a response within two weeks. I'm happy to discuss this by phone or email.Sincerely,Thomas Allen
