You are charging me $60 for the strips on the shower wall. Those are from the previous roommate before me. I took pictures of the entire room when I first moved in and those strips were already there. I would like to dispute that charge as it does not pertain to me.

Hi, I recently received a bunch of charges in my portal after my move out. Many of them included cleaning fees, trash removal, and damage. I will like to start by stating that I did not damage anything in the unit, I left the unit clean, and I followed all rules regarding the trash disposal. I do not understand the backbone to these charges. When I moved in, I submitted over 20 pictures of the apartments state before I moved in. I also contacted the office after finding out water issues in the shower. None of this was my doing and I received the apartment in that state. I cleaned my room and bathroom after I moved out, and did not clean the rest of the apartment since my other roommates still lived there and none of the damage in main areas was my doing, since I did not use them at all. The apartment was extremely dirty when I moved in, and I was not going to clean after the guys that I was living with. After all of the academic year students moved out and the interns moved in, they left the apartment in the same state. We all agreed to clean it a bit, but the filth was beyond concerning. We decided not to use those amenities. Also, none of the stuff left behind in the apartment was mine, I moved out with all of my property. Lastly, I do not understand how I could have possibly caused damage to the trash disposal as I mainly disposed of small trash bags and I always broke down my cardboard boxes before disposal of.

I made sure my bed space was clear and all of my belongings from the common area were either packed or disposed of correctly. I can guarantee all the remaining items in the other rooms or common areas (shirts, plungers, dishes, soap, etc.) are not mine and belong to my roommates. I do not believe I am responsible if my roommates failed to pack or dispose of their belongings properly. I am confused as to why I am being charged.

None of the items or trash shown in the move-out inspection photos belonged to me. Prior to leaving, I thoroughly cleaned my space and properly disposed of all my own belongings and garbage. Because a roommate was still in the process of moving out at the time I left, I intentionally did not discard the remaining items pictured, as I reasonably assumed they were their active personal belongings rather than abandoned trash.I don’t see how it is fair to penalize me for items left behind by another resident who was still occupying the unit. I respectfully request that this charge be removed from my final statement and that my full deposit balance be adjusted accordingly

The “trash” that was on the windows in the pictures were there when I moved in. They are not mine, I don’t even know what they were used for. I spent days cleaning my apartment and it was immaculate.

All items shown in trash related charges were left from an old roommate and did not belong to us. I assume it is not my responsibility to dispose of other people's things in the apartment, so I shouldn't be charged for it.

For purposes of dispute resolution, I request that the time to pay the balance be extended past the seven day request to remit balance. Please provide an itemized list of the costs of the Turn Paint Fee and how it adds up to $300. Additionally, please explain the damage for each photo provided in the Turn Cleaning Fee.A tenant is not responsible for ordinary wear and tear upon the termination of a lease. RCW 59.18.130(10). Ordinary wear and tear applies to “the gradual deterioration resulting from use, lapse of time, and to a certain extent to the operation of the elements.” Publishers Bldg. Co. v. Miller, 25 Wn.2d 927, 939, 172 P.2d 389 (1946). Normal wear from ordinary use of a property may include small tack or nail holes, minor marks or nicks in the wall, faded, cracked or chipped paint, worn countertops, loose wallpaper, and accumulated dust.I was a tenant of this same unit over the course of three years. The ordinary wear and tear of my use of the apartment is typical for the ordinary use of a residence for three years. The photos in the Turn Paint Fee dictate cracked paint, which is typical from the ordinary use of an apartment over a three year period. Furthermore, many of the photos in the Turn Paint Fee category dictate the same marking. Absent repetitive photos, there are only four separate marks (which I posit to be the result of the ordinary use of a residence over three years) documented in that category. Additionally, with only four marks, that implies that each mark costs $75 worth of repair to total the $300 fee. Especially because all of these purported marks appear to be repairable through paint (of the same color), please provide an itemized receipt of how these markings could total $300. Similarly, although each photo does not seem sufficiently detailed, please explain the damage for each photo in the Turn Cleaning Fee and how it is beyond ordinary wear and tear expected from an apartment of three years.

I am disputing all $110 in cleaning and trash removal charges dated August 29, 2026, for unit 429-A.I moved in on June 13, 2026, through a lease takeover. The previous tenants had left the apartment dirty, with trash and belongings behind. I reported these conditions to management in several emails when I moved in and received an acknowledgment from the property manager. I have attached those emails and pictures.I cleaned the apartment and disposed of most of what the previous tenants had left behind. I am requesting that these charges be removed because they relate to pre-existing conditions and items that I had already reported to management.
