I am being charged cleaning fees but it is well-documented that I cleaned my room and I had promptly and proactively informed the leasing office that the mess was caused by my roommates. I have also attached photos in an email for the same before I moved out. Thank you for understanding my situation!

I was charged for a turn paint fee for the walls in my apartment, but the walls had the wall marks from before I moved in. I took photos initially and submitted the condition photos of the room when I first moved in.

I would like to dispute the move-out charges on my statement. The wall/door damage shown in the move-out photos was pre-existing and was already present when we moved into the unit. We did not cause these damages and therefore should not be responsible for the associated damage/paint charges.I would also like to dispute the trash removal charge. The rack shown above the kitchen sink in the move-out photos was already installed/present in the apartment when we moved in and was not an item that we brought into the unit. Therefore, it should not be considered trash left behind by us.Please review the unit’s move-in condition records and remove these charges from our final statement. Thank you.

State returned is identical to state received. I am subletting, I am not responsible for improving the condition in which theory u district left the apartment to me, or proving the original state either.

Hello, I was subleasing my apartment. When I moved in, there was already damage to the wall, trash, and the TV mounted to the wall. I reported all of this in my initial inspection when I moved in so I should not be getting charged with the wall and ceiling damage since it was already there when I moved in and I reported it correctly.

My roommate and I were charged $50 each for a Command Strip that was left on the wall. A Command Strip is a removable adhesive product designed to be removed without damaging paint or drywall. Simply leaving one attached to the wall does not constitute damage, and charging $50 for a removable adhesive strip is unreasonable. If this charge is based on actual damage, please provide photographs of the damage and an itemized explanation of the repair costs. Otherwise, I request that this fee be removed.

Hello,I am a resident of Unit 123 at Theory U District. I am writing to report significant damage that I discovered upon returning to my apartment on 6/18/2026 at approximately 9:20 pmAfter entering the unit, I found multiple areas of damage, including a large hole in the bathroom wall. My roommate's room was also damaged. There were no obvious signs of forced entry, and at this time nothing appears to have been stolen.I immediately contacted the Seattle Police. Officers responded to the apartment, documented the damage, and secured the area. The incident number is 26-178300. They indicated that they hope to review available security footage.I’m hoping that Theory U District preserve all relevant security camera footage and access records for the building, including entry points, hallways, and any key fob access logs that may be available, so that this information remains available to law enforcement.Sincerely,Adrien FerrasseUnit 1235098628024Adferr1326@gmail.com

My son is a tenant at Trailside Student Living in Seattle, WA. I am asking for a waiver of the monthly $72.59 guarantor fee that was added to my son's rent - for 12 months, this comes to $871.08. We missed there was some sort of form we needed to sign, and didn't realize until recently that we've been paying an extra amount every month. The marketing manager is unable to help so I am reaching out to you.
