Hi PeakMade, Just in September this year, I found that Unity Point in Kingston overcharged me $1460. So I contacted Unity Point through email and telephone to request the refund over and over again from Sep 20 this year. Although I have provided sufficient evidence of the overcharge and answered all inquiries raised by them, they still refuse to refund. The following is the detail. I was a tenant at Unit 209-B, Unity Point (333 University Avenue Kingston, ON K7L 0G3), from July 1 2023 to August 21 2024. According to the Residential Tenancy Agreement signed with Unity Point, the “Total Rent (Lawful Rent)” is $20440 and the final charge/payment was scheduled in June 2024. By June 2024, I had already paid the full rent for the entire lease term. But on July 6, 2024, I received an email titled “Unity | URGENT: BALANCE PAST DUE | N4 Eviction Process Initiated”, claiming “an outstanding balance of $1,460” and “the N4 eviction process for non-payment of rent”. In response to this demand and under the pressure of eviction and possible consequence, I submitted the payment on July 8 , 2024 out of trust in Unity Point and did not realize it was an overcharge. As a result of that, I was totally charged $21950. But Unity Point only returned $50 as key deposit. So I was overcharged $1460. The overcharge can be confirmed by the ledger received from Unity Point. The Payment Confirmations and the bank statements can also confirm the overcharge. I have sent the Residential Tenancy Agreement, the erroneous rent reminder mail, all the Payment Confirmations and all the relevant bank statement to Unity Point. I explained all the issues they raised. They also have the ledger that can show the overcharge. But they still refuse to refund. I can provide all the evidence mentioned above if needed. And I request a refund of 1,495.08($1460 plus the relevant service fee $35.08 paid already) plus interest. Please check and make the issue resovled. Regards!
