I moved out 12/13/2025. I had paid December rent, and owed ~$33 in utility charges for the final month. A charge now appears on the account for what appears to be January’s rent, when I had already vacated the apartment. I cannot pay the utility charge separate from the January rent, which I should not owe, nor should I owe the late fee on the January rent.

My name is Aiyi Wu Zheng and I was a resident of 1544-D in USC University Gateway. I just received an account charge for not turning in my final keys but I did on December 16th, 2025 when I moved out. On that day, I spoke to two front desk people who verified I should put my keys in the envelope and into the small box at the desk. I was also with one of my roommates who can verify this. I just spoke to someone on the phone that let me know that Gavin has noted I fully moved out and turned in my keys on my account so I am unsure why I am getting this charge. He also stated that he does not see the charge on my account on his end.

Recently didn’t move in to the unit tryna to move in now is possible thank you

Hello, I actually have the parking transponder and can send it to Gateway via mail, if it's possible to then remove the charge from the account. Please let me know if that's an option, and where and to whom to address the mailing. I am currently in Paris on a semester abroad, so the phone number is for my mom, Mahta Shafieha (guarantor), since my phone number isn't currently active in France. Thank you! Sincerely, Kimia Arana

I would like my 150 deposit back

I'm a parent of a resident at the University Gateway and would like to file a complaint against the manager Gavin Graham. He has been ignoring emails and requests for a phone call inquiring the status of $600 e-gift card which had been promised since July 2025. His assistant was able to set up a Microsoft Teams meeting today at 3 pm and he chose not attend it and I've wasted my time again. He is obviously failing to do his job to fulfill customer satisfactions. Please advise how this can be resolved and what actions will be taken. Thanks.

Trying to speak /resolve an issue with payment of my son’s bed. His account is now restricted and only accepting payments through Money Gram. We are abroad and with no access to Money Gram. I miscalculated the date of payment. Funds were ready to be withdrawn on 3rd, however, funds were withdrawn on the 1st and again on the 3rd or 4th but it had a $75 late charge that was not included in the funds and it was returned. I think is unreasonable that from the same transaction is being considered as two separate events and now account is restricted. Trying to make the payment with my bank account. Gavin rep at LA and Lauren Spadin have not been cooperative at all. I need to resolve/pay immediately, my son’s bed won’t be back in LA until 14 of January. Could you please help? Thanks

I am reaching out to see if I am able to bring my car to University Gateway in January and how I would go about getting a parking permit and parking space and also learn about the rates for the parking. I reached out to a email that University Gateway gave me to inquire about parking but they haven’t responded yet so I thought maybe I could reach out here.

I have been moved initially from 846-A to 717-A due to renovations and am moving to 820-A today due to delays in the 846-A unit. I was charged: 1. Turn Cleaning Fee Work Order Fees - Other - Clean $37.50 2. Turn Damage Fee Work Order Fees - Door - Replace $20.00 3. Turn Damage Fee Work Order Fees - Walls/Ceiling - Full Paint $42.18 For the door, I imagine the door replaced was the bathroom door (see attached). This damage existed before I moved into the apartment, thus I should not be charged for it. For the paint, I am unsure why I have been charged. I have not noticed any damage to the walls or ceiling during my stay. I would also like to remind you that when I moved into 846-A on August 20th, 2021, the apartment had not been cleaned and items from previous tenants were scattered everywhere. This included boxes of stuff on all of our beds. My bed frame was damaged and had to be replaced upon my arrival. I say this because I want to note that the apartment was in a miserable state when I moved in and I have done my part to try to improve the apartment, including renting a carpet cleaner myself. When we notified Gateway management, they acknowledged that the unit had not been cleaned and "walked". They made arrangements to have some items removed. However, the unit was not fully cleaned. Based on the above, I believe these charges are unfair and should be removed Best, Nathan Matharu
