Lots of changes are taking place at University Gateway, and as with any period of growth and transition, there are bound to be some growing pains. Through it all, the staff has truly stepped up under the new leadership and worked hard to make the implementation of new policies and procedures as seamless as possible for their student residents. Despite the changes, the team continues to be responsive, accommodating, and genuinely easy to work with. Their willingness to listen, communicate, and help resolve concerns has not gone unnoticed. It’s clear they are making a sincere effort to improve the resident experience, and we truly appreciate their continued support.

Hello,My name is Elianna Asprogerakas and I was a resident in 746-C last rent term. I was charged for a mail key, which I did not receive when moving into the apartment last September from room 511. I was given an authorization to change rooms from Gavin Graham and was already given the new FOB key and no mail key. I would like that fee to be reversed.Thank you,Elianna Asprogerakas

Dear Hiring Team,Where some see operational friction as a source of workplace stress, I see a logic puzzle waiting to be solved. In fact, I have always leaned into logic puzzles and arithmetic to sharpen my mind, configuring my morning alarm to require math exercises to dismiss. As your General Manager of Operations, I will not just endure capital project oversight, vendor compliance, and ledger management, I will genuinely enjoy transforming multi-family operational workflows, rent collections, and property inspections into streamlined, structured solutions. My background centers on over 15 years of operational leadership, multi-site compliance, and housing program execution across Los Angeles. At Skid Row Housing Trust, I directed property-level operations, conducted routine inspections, and maintained 100% compliance documentation across housing units while upholding strict regulatory protocols. At Castillo Consulting Partners, I managed a $1.36M operational budget, built custom tracking databases that increased efficiency by 30%, and oversaw vendor onboarding, invoicing, and contract negotiations across multi-site locations.Executing meticulous financial oversight and account reconciliation is where my tactical strengths shine. At The Bail Project and Moore 4 Moore Inc, I managed high-volume operational funds, conducted budget variance tracking, and executed ledger audits with zero margin for error. Proficient in Microsoft Office Suite, SaaS tracking platforms, and vendor management platforms, I bring the administrative precision, tech-savviness, and communication skills needed to manage resident accounts, enforce vendor compliance, and maintain/decrease delinquency rates.Resolving intricate operational puzzles while driving property efficiency and tenant satisfaction is work I naturally enjoy. I look forward to discussing how my operational rigor can serve PeakMade Real Estate. Please see my Indeed application for more information. With intention,Quiyona “Yahniie” Bridges

I was charged for a missing parking transponder fee, but I had chosen to park within the second and third floor with the cheaper parking plan, and with that decision, I therefore was not given a parking transponder to enter the 4th level and higher up. Which means I did not have a parking transponder to then return, since I was never given one.

Hello,I am writing to formally dispute the $46 turn paint fee assigned to me for the bedroom containing Beds C and D in Unit 734.At the beginning of the lease, residents were instructed to email management if we switched assigned beds. I followed this process and notified University Gateway on August 18, 2025, that my roommates and I had changed our bed assignments and that I had moved from Bed D to Bed A. I lived in the bedroom containing Beds A and B throughout the lease term.Despite my timely notice, it appears that your system was never updated and continued to associate me with Bed D. This administrative error should not make me responsible for damage in a room I did not occupy. I also have maintenance requests and other documentation showing that I resided in the A/B bedroom.I have attached my original bed-switch notification and supporting records. Please remove the $46 charge from my account and confirm once the correction has been made. I do not accept responsibility for this fee.

Hello! I wanted to dispute a charge that I got on my account called the "Turn Key/FineCharge." I was wondering why I was charged as such because I had indeed returned all my keys within the manila envelope given on move-out day. Thank you for your time!

•
the note says paint one wall no charge for other wall due to space occupied since 2024. i dont understand why the charge for 46 dollars of it says it was occupied since 2024 and there was no charge for room A for a similar situation

I am disputing the $125 charge for cleaning the window sill and the $70 charge for cleaning the table. These charges are excessive and unreasonable considering the actual condition of the apartment when I moved out.As shown in the photos I provided, the apartment was left in clean condition. The window sill required, at most, a few minutes of basic wiping/cleaning, and I do not believe a $125 charge can reasonably be justified for that work. The same applies to the $70 charge for wiping down the table.I understand being charged for legitimate cleaning or damage beyond normal use, but nearly $200 for these two very minor cleaning items is not reasonable or proportional to the work required. The photos clearly show that the apartment was not left excessively dirty or in a condition that would justify these charges.I am requesting that both the $125 window sill charge and the $70 table cleaning charge be removed or substantially reduced. If University Gateway believes these amounts are justified, please provide an itemized explanation showing the actual labor performed, time spent, and how the amounts charged were calculated.
