I was charged a missing mail key fee, however, I was never given a mail-key when I moved from 645 to 445 to 629 last summer.

I am writing to formally appeal the $92 wall cleaning and repainting fee charged to my account, as I believe this charge is unreasonable and unjustified.I have carefully reviewed the reference pictures provided by the property team regarding the alleged wall stains. From the images, no obvious or noticeable stains can be observed on the walls—only a few faint dark marks that are negligible to the overall wall condition. In my opinion, such minor traces fall within the normal and reasonable scope of wear and tear for residential walls during daily occupancy, which should not require additional repainting or professional cleaning fees.Furthermore, I would like to clarify my occupancy situation. I only resided in this apartment for a total of four months through a sublease. Most importantly, the faint dark marks on the wall already existed before I moved in. Unfortunately, there was no complete pre-move-in inspection conducted by the apartment management for my sublease handover process, so these pre-existing minor wall marks were not recorded and documented in advance. According to a video from the previous tenant, there were already stains on the wall when I took over the sublet, but the apartment was not inspected.As a short-term sublease tenant, I did not cause any new damage or obvious stains to the apartment walls during my stay. Penalizing me with a $92 repainting fee for long-existing, negligible wall marks is unfair and inconsistent with standard residential leasing rules for normal wear and tear.I sincerely request your team to re-examine the wall condition photos and waive this unreasonable $92 cleaning and repainting fee. Please let me know if any further information or communication is needed from my side.

I received a charge for a turn paint fee to my account. However, when my room and apartment were inspected, we were told that everything was in good shape in the apartment and that we would not be charged for anything and we had nothing to be worried about. We did not make any alterations or cause any damage to the paint on the walls or ceilings ourselves. Any damage to the paint would have been a result of normal wear and tear. I was not provided with any details regarding the supposed paint damage that was found.

I moved out to enter my new apartment on May 25th, and took pictures of the way I left my bedspace. I left my bedspace and living room clean, (cleaned floors, desk, bathroom countertops etc), I toon out all trash before i left, and the living room was cleaned emptied of my belongings. Other roommates: FeiFei, Anika and Ruby, moved out on a later date.I have been unrightfully charged a total of Three cleaning fees, which were not specified, a trash fee (there was no trash when I left. I have pictures for proof.)I am disputing these charges because I ensured I left my apartment space clean on May 25th. Any trash or cleaning charges would not have been my doing.In the images, all of the items seen do not belong to me, as the space was cleared entirely of my items.

I am formally disputing these charges because they are excessive, unreasonable, and unsupported by the photos provided.The documentation does not show an apartment that required hundreds of dollars in additional cleaning. I was charged $125 for a “heavy clean” based on what appears to be a lightly dusty window sill, $70 for window cleaning despite no evidence of excessive dirt or damage, and $35 for wiping down a table that would take only a few minutes to clean. These are routine turnover cleaning tasks that should not result in nearly $230 in separate cleaning charges.The apartment was left in good overall condition. The photos provided show only minor dust and ordinary wear, not an excessively dirty unit. These charges are grossly disproportionate to the amount of work allegedly performed.I also dispute the $92 paint charge because the photos do not show damage that exceeds normal wear and tear or justifies repainting at my expense.I request that these charges be removed. If management believes they are justified, please provide an itemized breakdown of the labor performed, the time spent on each task, the hourly rates charged, and an explanation of why these conditions exceed normal move-out cleaning and ordinary wear and tear. Based on the evidence provided, the charges appear unreasonable and unsupported.

I was charged $13.05 for a replacement mail key. I never received a mail key from Gateway, and I made sure the front desk noted this when returning my keys for move out.

Based on the photos that were provided to my email, I cannot tell what damages I am paying for. Specifically in the bedroom CD it is unclear what paint fee is actually going towards. I would like clearer images.

You stated in your statement that there is Windows damage fee. I never even opened the windows and thats hope they were. But the cleaning crew came a few times to clean the Windows and maybe the screens. Not sure if they damaged it or it was already damaged. But I never opened or closed the window to damage it. Please remove this fee. thank you.

We viewed the photos exhibited in financial move-out statement and was disappointed in your assessment of painting and damage fees, specifically with the quality of images shown versus what we have documented.

We have photos taken right as we move out that indicate the charges put on us are inaccurate. 1. Trash including hangars and clothes 2. All paint related issues are directly because of the furniture provided and not due to anything beyond normal wear and tear
