The move in process was very unorganized. My son and I both tried contacting the complex leaving voicemails and emails multiple times leading up to two weeks prior to move in. The contact was in regards to questions about move in and concerns we had due to scheduling. No one answered or returned our calls or emails. During move in there was only one check in line and we waited close to two hours just to get our keys. I personally went to the office and provided a $5000 cashiers check to cover multiple months and they wouldn’t provide a receipt. I did get a signature but feel that a receipt should be required. I feel the complex isn’t organized and management doesn’t regard concerns as a priority. I would like to request a review of your move in procedures to provide multiple lines to avoid traffic build up on the main road. Or option to schedule move in times to eliminate congestion. The security offer was very kind and willing to help answer questions regarding safety/traffic. Today was a poor experience and doesn’t provide any compliments to your business.

A lease was signed by my daughter a few months ago which we have a copy of. Her father Brian Wholf also signed documentation. It shows background check, credit check, etc were completed and good. We have called a few times in regard to updates and was reassured by the staff that Nina Wholf our daughter was all set and that she would be notified where she will be placed. I called yesterday and spoke to the Apartment Manager who stated they are full. We were going to start paying ahead of time and daughter could move in when she wants prior to starting school as we live in New York State. I am requesting in writing and also more immediate by phone why my daughter was not allowed housing after signing the lease.Thank you.

I completed this form last week and have yet to receive any communication from anyone either at Peak or Valley Falls. I have requested the guarantor email be sent to my wife 3 times over the last 60 days. We will not be paying the guarantor fee moving forward until my wife's application has been received and reviewed. This is the latest in mismanagement, mis-information, and lack of professionalism from this group. I doubt anyone reads this, much less responds. You have no way to contact anyone in your organization, no doubt because you know how poor your customer service is at all levels.

My name is Anna-Marie Jones. I was told that I had an apartment for this coming year, but then I received an email that told me that I was on the wait list when I have lived here for 3 years. I then tried to log into my portal and could not like I had been kicked out after I had already paid 965 dollars. I went to the office the next day and they could tell me nothing. I wanted out of the apartments because the management is not good. After I received no information I want and found somewhere else to stay because I had to have a place to live. I then returned to find out how I was going to get my refund and they told me that I had a place to stay but they could not tell me a room number or building number. I want my lease canceled and a refund because it cannot come to move in day and I have no where to go. I was told that I was on a waitlist for cancelations and they did not know if they would get to me in time. So I am reaching out to tell you to give me a refund I do not want to live somewhere that I feel unwanted. The staff is always supper rude and dismissive toward me and I hate it there. My daughter had a transfer lease she signed on June. She was to move from a 3 be to a 2 br. She was told she had an apartment and she had an apartment number. The second week in July, she received an email saying she had no apartment and was on a waiting list. She drove to Valley and spoke to an office employee. He reviewed her paperwork and said someone miss read information and sent an email in error. He said she had a place. The first of August, she had not received a roommate name. Valley said they were sending them out. The end of the first week of August, her room number disappeared in the portal. At the beginning of this week, she got a bill for 17.00. she paid it thinking her number and roommate information would be back on her portal. She was locked out of her portal and received an email stating she had no room and was on a wait list. I am also locked out of the portal. My daughter is trying to take finals for summer classes and crying because she doesn't have a place to stay. Valley would not answer the phone so she and I went yesterday. Our wish is for a refund of my 960.00 and to cancel the lease. The employee stated she had a lease l, but had no explanation for the emails nor for the classes portal. All trust has been lost for is at this point. We have reached out to other apartments looking for a place for her to stay. She cannot commute. The employee had no resolution yesterday he at one point stood up walked into the leasing managers office and closed the door...I have no idea what was discussed about our situation. The leasing manager was for some reason unavailable. Classes begin on 8/18/26. This is my daughter 's senior year. She should not have to go through this. I want a cancellation of the lease and a refund of my money.

Since the initial lease agreement, it has been impossible to reach anyone at the office. After leaving multiple messages without a return call, I was finally able to connect with Tehari, who tried to be as helpful as possible. However, whenever there was a concern raised, he would have to consult with his manager and I never got a follow up response to any questions unless I was able to reach him again. When it came time to move in, our daughter's roommate confirmed with Angel she would be available if we were unable to arrive by 4pm (we were taveling from SW Florida). However, the week of, again speaking with Tehari, we were told we had to arrive before 4pm to do the move. So we rearranged our plans and arrived prior to 4pm only to discover no one communicated our planned move-in. The person was less than helpful and it wasn't until we suggested they contact the on-call maintenance to AT LEAST get a key so we could move her in that anything happened.Further, when I asked Tehari previously about the need for a guarantor, he said it wasn't needed only to find out over this weekend there is a charge without a guarantor. We contacted the office, Kelly assured me I had time to complete the application and she would remove the charge. No email was ever sent for the guarantor, no response from anyone at the office, and I have yet to receive ay communication from the manager on the property.If this is a dorm, I understand kids running it and the lack of professionalism, but in looking at your website, this is a business and this complex is far under an acceptable standard.

To Whom It May Concern,I am writing to file a formal complaint regarding an interaction my family, my friend, and I had with staff at the Valley Falls pool. The way we were treated was disrespectful, unprofessional, and deeply upsetting.The interaction began when a Valley Falls employee approached me at the pool to discuss an issue. During the conversation, the employee became rude and dismissive. After the conversation ended, I called my mother because I wanted her to understand what had happened. She then attempted to speak with the employee herself to get a clear understanding of the situation.Instead of calmly explaining the issue, the staff spoke to my mother in a rude and disrespectful manner. Throughout the interaction, it felt as though they were trying to shut me out of the conversation, belittle me, and dismiss my concerns rather than resolve the issue professionally.The situation escalated further when multiple staff members displayed unprofessional behavior by rolling their eyes, making faces, and showing obvious attitudes toward us. When we attempted to continue the conversation, they locked the door and refused to reopen it so we could speak with them. That response was unnecessary and only made an already difficult situation worse.Additionally, when my best friend walked up to the door in an attempt to speak with the staff, several employees inside began pointing at her, laughing, mocking her, and appearing to record her. This behavior was humiliating, immature, and completely unacceptable for employees representing your organization. Rather than attempting to de-escalate the situation or communicate respectfully, they chose to ridicule someone who was simply trying to address the issue.The overall treatment we received was hurtful, excessive, and completely uncalled for. Based on the way we were treated throughout the interaction, I was left feeling that race may have influenced how we were handled. While I cannot speak to the staff's intentions, the disrespect, hostility, and mocking behavior we experienced made us feel unwelcome and unfairly treated.I believe customers and residents deserve to be treated with courtesy, professionalism, and respect, even during disagreements. I respectfully request that this incident be investigated, including reviewing any available security camera footage and any recordings made by staff during the incident. I moved out in May. I was also on financial aid from Upstate for my housing. I received late fees for rent when I couldn’t do anything about them because I had to wait for the school to pay me to then pay Valley. I would like any late fees dropped. And since I have lived there since May I don’t understand the trash fee and would like any electricity charges dropped for anything after May. I am more than willing to pay the rent, guarantor fee, and damage liability waiver. I would like any other charges after May dropped and any other late rent fees that I incurred to be taken from the total owed as I couldn’t do anything about when I paid my rent.
