I am commenting due to the incompetence and negligence of the management at Valley Falls Apartments, which has left me no choice but to contact higher authorities to document the ongoing violations, threats, unsafe conditions, and discriminatory practices on this property. I am also reporting this to inform you of what the apartment complex is doing, which is giving it a severely bad reputation among residents and the surrounding community.During my time living at Valley Falls, I experienced a combination of health hazards, unsafe living conditions, harassment, and discriminatory treatment that made my unit completely uninhabitable. The apartment had mold that existed prior to my move-in, which I had photographed during my walkthrough without realizing the full extent of the problem. After repeatedly becoming ill, it became clear the mold issue had been present before my arrival and was ignored by management. Additionally, the building is infested with roaches and spiders, and webs and insects were present inside and outside the unit. Despite reporting these issues, management did not take appropriate steps to remedy these conditions.Compounding these hazards was a shooting on the property, which management attempted to hide from residents rather than inform us or take proper precautions. This extreme safety violation created an environment where I constantly feared for my life and well being. The combination of unsafe building conditions, lack of response to the shooting, and the harassment by my roommates made living here impossible.The situation with my roommates became increasingly dangerous and hostile. They repeatedly left our front door unlocked after the shooting, invited boys over who became very intoxicated, played extremely loud music late at night, and created a constant sense of threat and hostility. They ganged up on me multiple times, bullied me, and at one point  threatened to beat me which led to me fearing my safety and having to move out, I feared for my personal safety daily. I reported every incident to management verbally, in writing, through a security report, and also told the sheriff’s office. Despite these repeated reports, management failed to take any action to protect me or address the harassment.Initially before all this, I did not want to leave the apartment; I simply requested to be moved to another unit to ensure my safety. When I spoke to Rama about this, she dismissed me outright, stating she would “let me know” without giving any real guidance or assistance. She never followed up, leaving me in a dangerous situation for months causing m to not want to stay at that apartment complex. Because management refused to address my safety concerns, I spent months attempting to find someone to take over my lease. After finally securing a replacement, Rama ignored multiple calls and messages from both me and the prospective tenant. She was rude and dismissive, preventing the lease transfer from occurring and leaving me effectively trapped in a unit that was unsafe and threatening.Angel, another leasing manager, was also unprofessional and discriminatory. When I requested a temporary parking pass for my new car, she was rude, dismissive, cut me off repeatedly, and refused to listen to what I was explaining. However, the moment she realized who my roommates were individuals she apparently favored her entire demeanor changed. She suddenly became polite, helpful, and cooperative. This behavior demonstrates clear favoritism and discrimination, and it is unacceptable for a property manager to treat residents differently based on their associations rather than addressing legitimate safety concerns.In addition to these issues, management has engaged in other troubling practices that further harm residents and damage the property’s reputation. These include bribing residents for positive online reviews, selectively enforcing rules such as underage alcohol possession, lying about staff availability, and dodging my repeated attempts to get updates regarding my requests for lease cancellation and refund of prepaid rent. Despite multiple assurances that my concerns would be addressed, I was ignored and misled repeatedly, and no meaningful action was taken to protect my safety or resolve my situation.It is important to emphasize that I did not choose to leave lightly. I moved out because I feared for my safety, as my roommates’ behavior was escalating to a point of potential violence, and management failed entirely to intervene. I submitted requests to cancel my lease and receive my prepaid rent back, but management still refuses to honor these requests despite the clear breaches of safety, health, and professional duty. Living at Valley Falls Apartments has been one of the most unsafe, unprofessional, and mentally draining experiences of my life, and I feel obligated to warn anyone considering living here about everything that has happened to me. From the beginning, my unit had mold that documented with photos before moving in, and I kept getting sick until it was finally identified as mold that clearly existed before I arrived. On top of that, the building is infested with roaches and spiders, and there was even a shooting on the property, proving how unsafe the environment really is. My roommates made the situation even more terrifying they constantly left the door unlocked after the shooting incident, blasted loud music, drank underage, acted aggressively toward me, and even ganged up on me multiple times. Most recently, one of them threatened to beat me up, leaving me genuinely afraid for my safety. I reported everything to management, filed a security report, and even went to the sheriff’s office because I was that scared, but management did absolutely nothing to protect me. Instead of helping, they dodged my calls, avoided giving updates about canceling my lease, and even lied about staff members “not being in the office” just to avoid speaking with me. I was so terrified that I had no choice but to move out and go back home before things escalated further. The office staff made the situation even worse Rama was dismissive, rude, and more focused on “knowing the tea” than taking my safety concerns seriously, and when I finally found someone to take over my lease, she handled it so horribly that the person backed out, blocking me from leaving. Angel the other leasing manger (not Kelly) also spoke to me with an extremely rude and dismissive attitude when I tried to handle basic issues like parking, and the only time management changed their attitude was when they realized who my roommates were, showing obvious favoritism and discriminatory treatment. They also ignored the fact that my underage roommates had alcohol during room inspections, proving that they selectively enforce rules depending on who they favor. Through all of this, I begged for help for months, reached out multiple times, and was repeatedly ignored or fed lies instead of real updates. Management clearly does not care about tenant safety, mental health, or basic habitability, and with everything I experienced from threats to violence, mold, pest infestations, discriminatory treatment, and complete refusal to act I am now considering legal action, since they have done nothing to help, all i wanted was to be removed from the lease which is in the lease agreement that safety , discrimination and sanitation , all of this I provided them they are breaking the leasing agreement and don't care, holding me hostage in a environment where im terrified to be.

I was threatened multiple times by my roommate last week and my leasing office has done nothing in regards to the situation. I have met with them twice, once where the roommate was present and the manager even informed me that I should try to get a restraining order due to the aggressive nature of the roommate. My lease specifically prohibits threats made towards any resident or employee. They have not done anything to remedy this.

I was awaiting an interview for a job back in GA. But they informed me late that they already had someone else. I wanted to try and pay and get the apartment but they said it wasn’t possible at the time. My apartment space is still open. I wanted to move in.

My car got towed without a written notice from the Valley Fall Apartment management team. When I went in to get a parking sticker the front desk agent told me they didn’t have any and that the property manager accidentally sent the email letting people know they had them. My car also had temporary plates which I received my actual plates and put them on my car. When I did I put my license plate number in the resident portal to register my car. But when my car was getting towed they stated my car wasn’t registered, even though I did. I think it’s completely unacceptable to not give residents a written notice that they’ll start towing cars due to no parking permit or registration. If I was given an advance notice this would have not happened. I had to pay $311 in cash to get my car back and I think it’s just unacceptable for a complex to treat residents like this, especially without notice.

I would like to dispute 4 items:1) full paint bedroom: $245: We provided pictures upon move in showing the previous resident had LED lights around the top of the walls of the bedroom which left damage as noted in the pictures that are in the resident portal. I also have a video of this on my phone and computer but it can't be uploaded here because it's too large according to this form. Please let me know if I can text or email it to you.2) 8/27-9/15 electricity $13.51 : Reece moved out on 8/18 and the office was notified in person and on the portal. Why would we pay for electricity when we did not reside there?3) Monthly damage Liability waiver $17 for 9/1-9/30 Reece moved out on 8/18 and the office was notified in person and on the portal. Why would we pay for a pet that was not there?

I will not be paying the lockout charges that have been given to me on my account. I was locked out of my apartment because the staff had taken my key and had not returned it to me when I had returned home at 8 am. There was no other option for me to get into my apartment other than calling the locksmith provided by the apartment complex. Since the lockout in question was not because I had misplaced my key, locked myself out of my apartment, or broken my key, but it was EXCLUSIVELY because of the staff, I will not be paying this bill.

I am concerned and disappointed regarding the handling of my daughter’s personal belonging, which were recently discarded without proper communication or consideration.After moving out, my daughter took the responsible step of turning in her key and calling the office to asked if any items were left behind to avoid trash removal fee. She was told that there was no indication of items left in the unit. However, a day later, the office texted my daughter a picture of her personalized Yeti bottle that was supposedly found in one of the kitchen cabinets. The agent stated a trash removal fee would be imposed and that she had thrown the item away. This has caused considerable distress, not only due to the sentimental and personal value of the items, but also because she took the initiative to prevent this very situation by calling ahead. I gifted that Yeti to my daughter as a present for making the Dean’s list. It is troubling that, despite her proactive approach, her property was not secured or at least set aside for a short period, especially after her inquiry.We understand that procedures must be followed, but we believe that a better effort could have been made to verify and communicate the situation more accurately. At the very least, her call should have prompted a double-check of the unit before any action was taken.I request that you review how this particular situation was managed, as we hope steps can be taken to ensure that this does not happen to other residents in the future and requesting a reversal of the trash fee and a reimbursement for the cost of the Yeti.I look forward to your response and a constructive resolution.
