I am disputing the $132.50 Full Paint (Common Area) charge. I understand that there was writing on one wall caused by a child who was present in the apartment, and I am not disputing that the wall required some attention. However, the damage was limited to one wall and does not appear to justify charging me for one-half of a $265 full common-area paint charge. Please provide documentation showing why a full common-area repaint was necessary, the actual cost of the work performed, and the basis for allocating $132.50 of that cost to me.I am also disputing the $50 Light Paint (Bedroom) charge because the photograph provided does not establish damage requiring the stated charge. Please provide the specific damage being attributed to me and documentation supporting the amount charged. Because these charges are disputed, I request that the account be placed on hold from collection activity while the dispute is reviewed and that no disputed amount be referred to a third-party collection agency while this matter is being investigated.

I did move out and do not live at Valley Falls but I wanted to know if you could take the move out fee out of the refund that you owe me.

I’m being charged for paint damage when I didn’t have any paint damage after moving out.

I am disputing the $100 in move-out charges, including the $25 cleaning fee and wall-related fees. My lease does not state that I am responsible for a cleaning fee, and there was no significant wall damage beyond minor holes from hanging pictures.I also have a video documenting the condition of the apartment immediately after move-out. Please provide documentation supporting these charges and the specific lease provisions authorizing them. I request that the charges be removed.

I am being charged $75 for a cleaning fee for my room/apartment. The picture that is in the document isn't the picture of room 1022-B. I am not sure whose room that is but I have a picture with a time stamp of what my former room 1022-B looked like when I moved out. The photo that is being presented in the document doesn't match the photo that I have when I moved out.

I am formally disputing these charges because I do not believe I should be held financially responsible for damages, fees, or conditions that were already present when I moved into the apartment or that were not properly communicated to me.I was transferred into this apartment from Maddie Ziegler’s apartment in December. The move-in process was extremely brief and did not include a proper inspection or onboarding. On my move-in day, I had approximately a 10-minute interaction with the leasing office. I was essentially given my information and asked whether I had paid what I needed to pay. I confirmed that I had, and I was then sent on my way. There was no walkthrough of the apartment, no detailed discussion of the apartment’s condition, no explanation of how to document pre-existing damages, no instructions on how to upload pictures, no explanation of how to submit maintenance requests, and no discussion of the procedures I was expected to follow as a resident. After moving in, I began receiving emails regarding additional fees that I had not previously been informed about. One of those fees was eventually removed because I had not been properly informed about it. This further demonstrates the lack of clear communication from the leasing office regarding my responsibilities and charges.I have also found emails from the leasing office stating things such as “as we chatted” or “as we spoke today” regarding my move-in. I want to clarify that these conversations did not occur as described. Other than the very brief interaction on my move-in day, there was no detailed conversation with me explaining these procedures, fees, or expectations. I do not believe it is appropriate to rely on statements indicating that information was discussed with me when it was not.The condition of the apartment when I received it was also poor. The apartment was dirty, there were insects in the sink, and the shower was wet as if someone had just used it. There were scratches and several small holes throughout the apartment that were already present before I moved in.Some of the holes shown in the pictures taken after I moved out had already been covered or partially repaired with wall patch/spackling before I moved in. There were also other holes that were already present. During the time I lived there, I personally patched two small holes, but I do not believe it is accurate to attribute all of the holes shown in the move-out pictures to me, especially when some were clearly pre-existing or had already been patched before my occupancy.Furthermore, my lease agreement states that the leasing office/property management is responsible for painting. Therefore, I dispute any charges related to painting or routine wall touch-ups that are being assessed against me, particularly when the wall conditions were already present when I was transferred into the apartment. I ask that any charges related to painting be reviewed against the specific terms of my lease.I also dispute the trash charge. I moved out on June 22 because I had to return to my home country, Peru. I was no longer living in the apartment after that date and had already vacated the unit and left my keys. Therefore, I do not understand why I am being charged for trash or conditions that I did not create after I had moved out.I am also concerned about the timing of these charges. They were assessed approximately two months after I vacated the apartment. My bills were paid before the end of my lease, and I was not informed at the time I moved out that I would be responsible for these additional charges.I am requesting that these charges be fully reviewed and removed. If management intends to maintain any of these charges, I request documentation showing the condition of the apartment immediately before my transfer into the unit, evidence establishing that I personally caused each specific alleged damage, documentation supporting the trash charge, and documentation showing when and how I was informed of the fees and procedures being relied upon.I am not refusing responsibility for something I personally caused. However, I cannot accept financial responsibility for pre-existing conditions, damages that were present when I received the apartment, responsibilities that the lease assigns to management, or charges that were never properly explained to me.I respectfully ask that management consider the full circumstances: I was transferred into a unit that was already in poor condition, I was not provided with a proper move-in inspection or onboarding, I received little to no explanation from the leasing office regarding these procedures, I was no longer residing in the apartment after June 22, and these charges were raised approximately two months after I had moved out. Based on these circumstances and the terms of my lease, I respectfully request that the disputed charges be removed from my account.

I was never given a mail key when moving in so i’m unsure why I was charged for not turning it in.

The damage shown on the couch cushions were there when I moved into the unit. It had been there the whole time and was not caused by anyone in the apartment. The damage also didn't get any worse while I was living there. I don't think I should be responsible for the damage that was there prior to my moving in. The damage looks like holes in the cushions that most likely would have been made by a cat. There were never any pets in the apartment to cause that damage to the cushions.
