I have a damage wavier plan on my rent. They have mentioned any damages in end won't be considered to be paid if I join the program. I was paying 25$ for 10 months which is 250$. Now they are charging me 187.50$.. so, the apartments need to pay me back 63$.

I am disputing part of the $426.25 balance on my Financial Move-Out Statement.I understand and accept responsibility for the $50 window blind charge, the $50 light paint charge, the $25 sheetrock repair charge, and the $25 trash removal charge.However, I am disputing the $176.25 couch replacement charge, the $75 common-area cleaning charge, and the $25 bedroom cleaning charge.Regarding the couch, the photo provided does not clearly show damage that would require the couch to be replaced. I would like clarification regarding what specific damage was found, why replacement was necessary, and how the $176.25 amount charged to me was calculated.I am also disputing the cleaning charges because the photos provided do not clearly demonstrate conditions that justify these additional charges or explain why I am responsible for them.I am willing to pay the charges that I acknowledge responsibility for, totaling $150.00. I have trash fees on my final statement but I did not leave any trash. I wasn’t the last person in the apartment but I did not leave any trash. Please send proof of the trash there as well as the Sheetrock that needs to be replaced because I don’t know where that is coming from either. Why are we expected to clean the apartment if there’s going to be a standard cleaning fee anyway? What light needed to be cleaned? $25 for a light? Sounds extremely overpriced for a light that’s dusty anyway due to the conditions of the apartments… also, I brought up concerns I had when I moved in last summer about my room and the overall condition (filth) of the apartment snd no one ever came to check up on that. To me, I should be getting reimbursed, not charged for these minor and until proven, nonexistent complaints.

We are good with everything on our FMO except for 4 trash removal items: -2 x Counter Stole - listed as Trash Removal - $252 x outside table set - listed as Trash Removal - $25*** Both these pieces of items: the pair of counter stoles and the table set outside where apart of the initial furniture provided when the apartment was rented 3 years ago. I do not understand why we have to pay trash removal for items that were provided but had no rights to dispose of.

I never received a parking pass upon movein when I had already registered my car, and I told the front desk this when I turned in my keys and they said it was fine. I never even knew it was something we were supposed to receive.

I am a current resident at Valley Falls Apartments in Spartanburg, South Carolina, Unit 926A, and I am requesting assistance from PeakMade management because I have repeatedly attempted to resolve an ongoing occupancy/guest issue through onsite management without a lasting resolution.My new roommate moved into Unit 926A on August 4, 2026. Beginning the same day, her adult daughter and young granddaughter began spending substantial amounts of time at the apartment, including repeated overnight stays. Since August 4, I have documented them being present/staying at the apartment for approximately 15 days.When I initially contacted the Valley Falls leasing office, I was informed that occupancy is limited to one person per bedroom and that residents are permitted one guest for a maximum of six days per month, regardless of whether those days are consecutive. My written lease/community policies also state that guests are not permitted to stay in the apartment for more than three consecutive days without prior written consent.I first reported the situation by phone on August 8 and submitted a detailed written complaint to Valley Falls management on August 10. I have since contacted the onsite office repeatedly by phone and in person and have continued documenting the situation. I have not received meaningful written responses to my emails.Security has also been involved. On one occasion, security personally came to Unit 926, observed the daughter and granddaughter present, and reinforced the property's guest/occupancy rules. Following that intervention, the continuous overnight stays stopped for several days. During that period, I had no issue with the daughter and granddaughter visiting normally. I am not attempting to prevent my roommate from having reasonable guests or family visitors.However, beginning August 16, the repeated overnight and extended stays resumed. Since then, the daughter and/or granddaughter have repeatedly stayed overnight and remained in the apartment for extended periods during the day. This has continued despite my previous reports and the prior security intervention.I also discovered that my roommate has been giving her adult daughter the apartment key. I have personally observed the daughter use that key to independently unlock and enter Unit 926 without my roommate opening the door for her. This is particularly concerning to me because the daughter is not my assigned roommate, yet she has independent access to the apartment.The continued presence of these additional individuals is materially affecting my ability to comfortably use the apartment I pay to live in. There have been recurring noise issues, including noise that has interfered with my sleep and schoolwork. The additional guests regularly use the shared kitchen, living room, laundry facilities, bathroom/shower, and other common areas for ordinary day-to-day living activities. On one occasion, the daughter was using the kitchen sink/common kitchen area for personal grooming to the point that I was unable to prepare my dinner until she finished.I have made repeated attempts to resolve this through Valley Falls management. The primary response has been security intervention, which has not provided a lasting solution. I have also asked onsite management to address the situation directly. At this point, I do not believe repeatedly contacting security whenever the situation occurs is a reasonable or sustainable solution for the remainder of my lease.I am therefore requesting that PeakMade review the handling of this matter above the onsite Valley Falls level and provide a permanent housing resolution.My preferred resolution is relocation from Unit 926A to another suitable bedroom/unit within the community without transfer penalties. I understand that Valley Falls may currently have limited availability, so I am willing to discuss an upcoming vacancy, cancellation, transfer, or other suitable opening.If PeakMade cannot reasonably provide a suitable relocation, I am requesting that PeakMade consider a mutually agreed release from my lease without transfer, reletting, or early-termination penalties.I have documentation available, including my multiple written complaints, subsequent communications, a dated timeline of the overnight stays and other incidents, photographs documenting use of the shared common areas, and information regarding previous security/courtesy-officer responses.I would appreciate contact from the appropriate PeakMade regional/corporate management representative who has authority to review this situation and discuss relocation or lease-release options. The move in process was very unorganized. My son and I both tried contacting the complex leaving voicemails and emails multiple times leading up to two weeks prior to move in. The contact was in regards to questions about move in and concerns we had due to scheduling. No one answered or returned our calls or emails. During move in there was only one check in line and we waited close to two hours just to get our keys. I personally went to the office and provided a $5000 cashiers check to cover multiple months and they wouldn’t provide a receipt. I did get a signature but feel that a receipt should be required. I feel the complex isn’t organized and management doesn’t regard concerns as a priority. I would like to request a review of your move in procedures to provide multiple lines to avoid traffic build up on the main road. Or option to schedule move in times to eliminate congestion. The security offer was very kind and willing to help answer questions regarding safety/traffic. Today was a poor experience and doesn’t provide any compliments to your business.
