I wish they could clean the gym more often and stock up the gym with better sanitizing equipment including paper towels. I use the gym almost everyday and I see a thick layer of dirt under the treadmills and dust on the fans. Sometimes I need paper towels for when I wanna wipe down the equipment but I have to bring my own since restrooms are closed after work hours. Sanitizer is whack and cheap. And I really wish for the ac to work to use especially for the hot season. It would get hot to 90F. The big mirrors are always getting dirty.Aside from the gym since I’m on the third floor I wish the windows could get cleaned.New manager is nice and kind.

Lately there have been issues with the entrance gates. Sometimes caused by drivers entering before they are completely opened. Up until recently(with the current management team) it’s been getting repaired within a reasonable timeframe. Also I appreciate residents are being informed whenever there are security issues. I do wish however, if we could be informed of which building or parking area that these occur and a time. We may have seen something but not knowing if it was a resident or not.Other than, we love living here.

I was waiting to write this review to see how things went after the move in process. I wanted the review to be honest, as I am proud Houstonian as well as City worker. First, starting out with Lizbeth , she and the manager Ms. Susan are the reason I leased. I already had a great phone call with Bobby when I had called to inquire. This team is unique and hard to find, I hope for the year I am here , that they stay! I originally was hesitant, because of the reviews I had seen in the past, but it seems once this team took over, things changed and I can see why. First, Lizbeth was great and super kind during the application process. Even Bobby when I called recognized who I was, and greeted me . Love that they remember because it shows they care. Second, love the communication email about all fees and breakdown, like how easy for me! The apartment, is beautiful loved the location and I feel safe! There were some slight bumps I was unsure about, but let me tell you this team has a great customer service and quick response. Ms. Susan even came all the way to my apartment to check things out and she was great at communication back with me. Love her! Maintenance seems very friendly and eager to help. Will definitely be recommending to con workers, friends, anyone. Hope it can stay this way my entire lease term! Thank you to the Villas at Valley Ranch for everything!

1. There was 2 work orders (2) the toilet overflowed on Friday at 4;:30 pm and Sue, the mgr sent nobody to help me that was a maintenance emergency but due refused to help me. The porter walk by and he helped. That is so wrong if the mgr doesn't like you she won't help(2) The gunk in drain in bathroom works brand new

I am very pleased with the professionalism and courtesy of staff, both office and maintenance. Everyone was very warm and welcoming. I would recommend the place to anyone.
