Despite multiple requests submitted through the RentCafe portal and in person, the following matters remain unresolved and have significantly compromised the safety and habitability of my home.• Inadequate Heating & Poor Management: This past winter, my unit was well below a comfortable and legal temperature. When I approached the office, I was told they "couldn't do anything" because the winter was too cold. I was even made to feel like a nuisance for wanting a warm home. Their only solution was to give me two small space heaters. It is unacceptable to pay "premium" rent only to rely on portable heaters.• Urgent Safety & Unresolved MaintenanceSince my move-in date, several maintenance issues in my unit one specific issue has been ignored. Most seriously, the failure to address these maintenance needs has already resulted in a physical injury to an individual on the premises.•Health and Sanitary HazardsThe recurring presence of dog waste in the elevators and on common area carpets is a severe health hazard. Tenants are regularly stepping in waste and tracking it through the building. This is a failure to maintain a sanitary environment as required by law.We should have a professional sanitation of the elevators and carpets, along with a clear plan for enforcing pet waste policies.•Deceptive Parking PracticesI am paying for premium indoor parking under the reasonable expectation of accessible entry. I was never informed that there is no elevator access from the garage to the building. Being forced to walk long distances and climb stairs to enter my home contradicts the nature of a "premium" parking spot and defeats the purpose of paying for a premium parking spot• Breach of Amenities (Pool & Laundry)• Pool: The pool, promised for October 2025, only opened on May 1st, 2026. This is a seven-month delay in services included in my rent.• Laundry: The laundry facility is consistently in disrepair, with machines frequently out of order. This is a failure to provide the basic services advertised.• Unreasonable Visitor RestrictionsThe current visitor parking policy—requiring permits by 3:00 PM and limiting a single guest to four visits per year—is excessively restrictive. There a few things that the building needs to work on. First a very big issue, not having elevators going down to the parking levels. It’s very very difficult to carry things up three or even two flights.Second, the laundry machines need more hygiene. There are constantly dryers that don’t work.Third, there are signs to pick up after your dogs but no garbage bins on the premises to dispose pet garbage.

The condition of the parking area and stairwell is unacceptable. It appears that the stairwell has not been cleaned since the new parking area was opened. The hallway carpets are old and dirty, and the entrance doors to the units do not match the quality of the interiors. Having a notice board for residents’ communication could be helpful.In addition, we have had to tolerate years of construction dust and noise without any consideration or reduction in rent.Finally, the rent is extremely unreasonable.

Overall, my experience during the first six months has been mixed. While the location is convenient and the building has good potential, several ongoing issues have negatively affected my experience.From the first days of my move-in, construction noise was overwhelming and significantly impacted daily living. The situation improved after one phase of the Minto townhouses was completed; however, I am genuinely concerned about the impact of upcoming construction phases for the new townhouses and how they may affect residents.In addition, ongoing noise from the unit directly above my apartment has been reported multiple times, including a request submitted through the RentCafe website weeks before my most recent one. Unfortunately, I did not receive any follow-up on the earlier request. Even with the latest request, responses and updates have been slow, including replies to emails, which has been frustrating.There are also parking-related concerns. Since the beginning of my tenancy, the parking floor has been covered with a noticeable amount of dust, and overall cleanliness has remained an issue. The parking floors are often dirty, and garbage bins are sometimes overflowing. In addition, the parking entrance does not have an electric door opener. As this parking area does not provide direct access to an elevator, an electric door opener is essential, particularly for residents carrying groceries or other heavy items.Regarding the elevators, although I submitted a service request through RentCafe and was informed that the request had been marked as “satisfied,” the main elevator issue is still ongoing. The core problem has not been resolved and continues to affect daily use.There was also damage to the washroom ceiling, which required repair. While this was eventually fixed, it took approximately one month of repeated communication and follow-ups from my side before the issue was addressed, which added unnecessary stress.Overall, more timely communication, proper follow-up on service requests, and greater attention to cleanliness, noise management, and accessibility are essential. Given the number and duration of unresolved or slow-to-resolve concerns, I have decided that I will not be renewing my lease after its end date. Comparable condominium buildings in the area are currently offering similar rental rates with significantly better service quality and overall resident experience, which strongly influences my decision.
